Halfway through 2026, the Melbourne housing market is doing something it has not done in a few years: settling down. Prices are essentially flat, homes are taking a little longer to sell, and both buyers and sellers have room to negotiate. Here is what the numbers actually show this July, and what they mean if you are making a move in Melbourne or anywhere on the Space Coast.
Melbourne Home Prices in July 2026
Looking at aggregator data as a general reference, the median sale price inside Melbourne city limits has been running in the low-to-mid $300s over the past three months, roughly flat (up less than 1%) compared with the same period last year. Across Brevard County as a whole, the median sale price sits around $366,000, also up under 1% year over year, with the typical county home value near $358,000. Median price per square foot countywide is about $211, down slightly from last year.
Translation: after the big run-up of 2020-2022 and the choppiness that followed, Melbourne prices have found a plateau. This is neither a crash nor a boom. It is a normal market, and honestly, those are easier to operate in than either extreme.
How Fast Are Melbourne Homes Selling?
Homes in Melbourne are averaging just under 60 days on market this summer, a few days slower than the same time last year. Countywide, the average is about 67 days, actually a touch faster than last year's 70. Well-priced, well-presented homes still move much faster than the average, and the average is dragged up by overpriced listings that sit. That gap between priced-right and priced-hopeful has rarely been more visible than it is right now.
Closed sales volume is running slightly below last year across the county, which tells you buyers are active but selective.
What This Means for Buyers
This is the most balanced buying environment Melbourne has seen in years. You can take time for inspections, negotiate on price or ask for seller concessions toward closing costs or a rate buydown, and actually compare several homes instead of racing to the first showing. Inventory includes everything from mid-century block homes near downtown and the Eau Gallie Arts District to newer construction out toward West Melbourne and Viera. If you have been waiting on the sidelines since the frenzy years, 2026 conditions are worth a fresh look, especially since flat prices plus any future rate improvement would bring competition back quickly.
What This Means for Sellers
You can absolutely still sell well in Melbourne this summer, but pricing discipline is everything. Buyers have data and options, and they will not chase an aspirational list price. The sellers winning right now are doing three things: pricing at the market from day one instead of testing high, preparing the home properly (paint, light staging, addressing the roof/AC/water heater questions before buyers ask), and marketing beyond the MLS to out-of-area and relocation buyers, who remain a major force in Brevard County thanks to the aerospace and defense job base. Homes that check those boxes are still drawing strong offers, sometimes multiple.
Neighborhood Notes
A few things we are watching around Melbourne this month: the downtown Melbourne and Eau Gallie Arts District corridors continue to attract remote workers and buyers who want walkability, which supports demand for older character homes. West Melbourne and the Viera side of town keep pulling families toward newer construction, so resale sellers in those areas are competing directly with builder incentives and should price accordingly. Beachside, Satellite Beach and Indialantic remain their own market with distinct pricing, and inland comparisons do not apply there.
The Bottom Line for July 2026
Melbourne is a stable, negotiable, fundamentally healthy market this summer. Buyers have leverage they have not had in years. Sellers who respect the data are still getting strong results. The only losing strategy in this market is pretending it is still 2021.
