They sit right next to each other in south Brevard County, they share the same job market and the same stretch of coastline, and yet they feel like two different places once you spend a day driving through each one.
I show homes in both cities every week, and the buyers who end up happiest are the ones who understood the trade-offs before they made an offer. Here is the honest comparison I walk my relocation buyers through, with numbers from the U.S. Census Bureau rather than guesses.

Palm Bay passed Melbourne in population decades ago and never looked back. According to the U.S. Census Bureau, Palm Bay grew from 119,760 residents at the 2020 census to an estimated 148,092 by mid 2025. That is nearly 24 percent growth in five years, and you can feel it in the amount of construction happening across the city.
What is it like to live in Melbourne, FL?
Melbourne is the anchor city of south Brevard County. Downtown Melbourne along New Haven Avenue has restaurants, bars, coffee shops, and a walkable historic core that most Florida suburbs simply do not have. The Eau Gallie Arts District adds a second downtown with galleries and murals a few miles north.
Melbourne is also home to Orlando Melbourne International Airport, which matters more than people expect. If you travel for work or have family flying in, living ten minutes from your gate changes your life.
For beach lovers, Melbourne's position matters. The causeways to the barrier island communities like Indialantic and Melbourne Beach start right at the eastern edge of the city, so a spontaneous evening beach trip is realistic.
The trade-off: much of Melbourne's housing stock is older. That is not a bad thing, mature trees and established neighborhoods have real charm, but buyers need to budget for roof age, older electrical panels, and insurance questions that come with mid-century Florida homes.
What is it like to live in Palm Bay, FL?
Palm Bay is the largest city in Brevard County by both population and land area, covering more than 86 square miles per the Census Bureau. Much of the city was originally platted by General Development Corporation as the Port Malabar project, which is why so much of Palm Bay is laid out as standalone single-family lots, many with no HOA at all.
That platting history is Palm Bay's superpower today. Buyers who want a newer concrete block home on their own lot, without HOA rules or monthly fees, find more options in Palm Bay than anywhere else on the Space Coast. The city has also become the county's new construction engine, with active communities going up across its southern and western sections.
Census data (2020 to 2024 American Community Survey) puts the median value of owner-occupied homes in Palm Bay at $283,200, which helps explain why so many first-time buyers and relocating families start their Space Coast search here.
The trade-off: distance. Palm Bay sits at the southern end of Brevard County, so beach trips, airport runs, and commutes to employers further north all take longer than they would from Melbourne. Parts of the city are also still building out infrastructure, and some roads carry more traffic than they were designed for.
Which city is more affordable?
Dollar for dollar, Palm Bay generally wins on price. You will typically get more square footage, a newer build year, and a bigger lot for the same budget compared to Melbourne. Melbourne asks you to pay for location: proximity to downtown, the airport, and the beach causeways all show up in the price.
Affordability is not only the sticker price, though. A newer Palm Bay home can carry lower insurance costs than an older Melbourne home at the same price point, because roof age and construction standards drive Florida premiums. Always compare the full monthly payment, not just the list price.
Which one is right for you?
