Viera is one of the most talked-about places to live in Brevard County, and once you start house hunting here, you quickly realize that "Viera" isn't one place. It's two very different sides of the same master-planned community, split down the middle by I-95, and the choice between Viera East and Viera West shapes almost everything: what your home looks like, how much you pay for it, how you get around, and what your day-to-day life actually feels like.

If you're relocating to the Space Coast and Viera keeps landing at the top of your list, this is the breakdown you need before you tour a single home.

Viera at a Glance: One Community, Two Very Different Sides

Viera sits in central Brevard County, roughly halfway between Melbourne and Cocoa, with quick access to I-95, US-1, and the Space Coast beaches. It was designed as a long-term, phased master-planned community, and that phasing is exactly why the two sides feel so different.

Viera East came first. Development on the east side of I-95 goes back to the early 1990s, which means the homes are older, the trees are taller, the streetscape is more established, and the price of entry is generally more approachable.

Viera West is the newer chapter of the story. Development moved to the west side of I-95 in the 2000s and has been accelerating ever since. This is where you'll find the newest construction, the largest and most amenity-heavy neighborhoods, the 55+ communities, and the golf-cart-friendly lifestyle Viera has become known for.

Viera East: Established, Mature, and Easier on the Budget

Viera East is the side to look at if you want a home that feels lived-in in the best way. The mature landscaping alone is a selling point. You're driving under canopy trees, past yards that have had 20 or 30 years to fill in, in neighborhoods where residents actually know each other.

You'll find a mix of single-family homes, townhomes, villas, and condos over here, which is one of the reasons Viera East works for such a wide range of buyers. First-time buyers, downsizers, and anyone who wants to be in Viera without stretching for a new-construction price point tend to gravitate east.

Popular neighborhoods on the east side include Fairway Lakes, Six Mile Creek, Auburn Lakes, Lake Andrew, and the villa and townhome pockets around the Viera East golf course. The homes aren't brand new, but a lot of them have been beautifully updated, and you're getting more mature lot lines and lower price tags than you'll typically find west of the interstate.

The other thing Viera East offers is convenience without the constant construction dust. You're minutes from The Avenue Viera for shopping and dining, minutes from Viera Hospital, and a short hop to I-95 for the commute north or south, all without navigating around active build sites every morning.

Viera West: Newer Homes, Bigger Amenities, and Room to Grow

Cross over I-95 and the tone changes completely. Viera West is where the community is still actively being built out, which means you can walk through freshly finished models, pick a lot, choose your finishes, and move into a house nobody has ever lived in.

For buyers coming from out of state, this is often the pitch that lands: warranty-backed new construction, modern floor plans, hurricane-rated construction to current Florida Building Code, and layouts designed around how people actually live now (open kitchens, flex rooms, dedicated home offices, three-car garages).

The New Construction Landscape

Viera West is home to a rotating cast of national and regional builders. Depending on the section, you'll see communities from names like Pulte, Lennar, GHO Homes, Taylor Morrison, Dream Finders Homes, and Del Webb. Price points and sizes vary a lot from one neighborhood to the next, from smaller villas in the mid $300s up through executive homes and estate lots that clear $1 million.

Neighborhoods worth putting on your radar on the west side include Del Webb at Viera, Trilogy at Viera, Adelaide, Bridgewater, Antigua, Solerno, and the ongoing sections of Addison Village. Each has its own character, HOA structure, and amenity package, and the "right" one really comes down to which lifestyle you're buying into.

55+ Communities

If you're an active adult buyer or planning your retirement move, Viera West is where the 55+ options live. Del Webb at Viera and Trilogy at Viera both offer resort-style amenity campuses: clubhouses, pools, pickleball, tennis, fitness centers, activity programming, and community managers whose full-time job is to keep neighbors social. This is a big reason Viera lands so consistently on "best places to retire in Florida" lists.

The Golf Cart Lifestyle

Viera West was designed with golf carts in mind. The community has built out cart-friendly paths and connectors that let residents skip the car for a lot of daily errands, whether that's heading to the pool, driving over to a neighbor's, or hopping to a nearby amenity. If you've always liked the idea of a golf-cart-forward neighborhood but didn't want to move to The Villages, Viera West is the closest thing the Space Coast offers.

Home Prices: How the Two Sides Compare

Prices in Viera move with the market, so the exact numbers shift, but the pattern is consistent: Viera East is generally the more affordable side, and Viera West runs higher because the homes are newer and larger.

On the east side, you'll find condos and villas that can start well under $300,000, townhomes in the $300s to low $400s, and single-family homes across a wide band from the high $300s into the $600s and up depending on square footage, updates, and lot.

On the west side, resale in the older west-side sections can start around the mid $400s, new-construction single-family homes typically run from the mid $400s through the $700s and $800s, and premium lots and executive homes in the newest phases can push well past $1 million. The 55+ communities have their own pricing bands, with villas often more attainable than the full single-family models.

The takeaway: if budget is the driving factor and you love the character of an established neighborhood, Viera East gives you more house for the money. If new construction, current floor plans, and resort-style amenities are non-negotiable, budget for Viera West.

HOAs: What to Expect on Each Side

Nearly every neighborhood in Viera, east or west, has an HOA. What varies is how much you pay and what you get for it.

Viera East HOAs tend to be lower and cover the basics: common area maintenance, community entry landscaping, and shared amenities where they exist. Some townhome and villa communities on the east side have higher HOAs that also cover exterior maintenance and roof funds, which is worth confirming line by line before you write an offer.

Viera West HOAs generally run higher, and the reason is amenities. The newer master-planned neighborhoods and 55+ communities are paying for the clubhouse, the resort pool, the pickleball courts, the fitness center, and the activities director. If those amenities are the reason you're moving to Viera West, the HOA is buying you exactly what you want. If you'd rather not pay for amenities you won't use, that's a good conversation to have on the front end.

The Vibe: Which Side Feels Like You?

Numbers only tell part of the story. Viera East and Viera West feel different the second you drive through them.

Viera East feels quieter, greener, and more settled. It's a great fit if you value mature landscaping, established neighbors, and the sense that a place has already found its rhythm. It also tends to appeal to buyers who love golf and want to be near the Viera East golf course, and to anyone who wants an easier commute footprint without the buzz of ongoing construction.

Viera West feels bigger, newer, and more resort-like. There's an energy on this side that comes with any actively growing community: new restaurants opening, new amenities being unveiled, new neighbors moving in every week. If you want a house you get to customize, a neighborhood pool that looks like a hotel, and a community calendar full of things to do, Viera West is going to feel right.

Which Side of Viera Is Right for You?

Here's the short version.

Choose Viera East if you: want a lower price point, love mature landscaping, prefer an established neighborhood, or want to be centrally located in Viera without paying a new-construction premium.

Choose Viera West if you: want a brand-new home with a builder warranty, love the golf cart lifestyle, are shopping for a 55+ resort-style community, or want the newest amenity packages in Brevard County.

Both sides sit in the same larger Viera master-planned community, both offer the same easy access to I-95, Melbourne, Cocoa Beach, Kennedy Space Center, and the rest of the Space Coast, and both are strong long-term real estate plays because the demand for Viera keeps growing. The right side just depends on what you want your day to actually look like.
