What is the 2026 conforming loan limit in Brevard County, Florida?
The 2026 conforming loan limit for a one-unit home is $832,750 in most of the country, and Florida Realtors reports Monroe County is the only Florida county above it. That puts Brevard County, FL at the $832,750 baseline.
If your Space Coast purchase needs a loan larger than that number, you are in jumbo territory. The line matters for buyers in Satellite Beach, Melbourne, Viera, Merritt Island, and anywhere else in Brevard County where higher priced homes are common.
The limit applies to the loan amount, not the purchase price. A $1,000,000 home with a big down payment can still be a conforming loan, and a $900,000 home with a small down payment can cross the line. This post shows how to figure out which side of it you land on.
What is a conforming loan, and what makes a loan jumbo?
A conforming loan stays at or under the limit set each year by the Federal Housing Finance Agency. A jumbo loan is a mortgage above that limit. According to the FHFA 2026 announcement, the baseline for one-unit properties rose by $26,250 from 2025 to $832,750, and the ceiling in the highest cost areas is $1,249,125, which is 150 percent of the baseline.
The Florida Realtors summary of the 2026 limits notes that in Florida only Monroe County qualifies for a higher cap, at $990,150. Every other Florida county, Brevard included, uses the baseline.
How much can you pay before a Space Coast loan turns jumbo?
The table below shows the approximate purchase price at which a loan hits $832,750 for a given down payment. The math is simple: divide $832,750 by the share of the price you are financing.
| Down payment | Loan as share of price | Approximate price where loan reaches $832,750 |
|---|---|---|
| 3% | 97% | $858,500 |
| 5% | 95% | $876,600 |
| 10% | 90% | $925,300 |
| 20% | 80% | $1,040,900 |
Prices above those figures, with that down payment, produce a loan over the limit. These are arithmetic examples, not lender quotes or program rules.
A worked example for a $1,000,000 Brevard County home
Say you are buying a home priced at $1,000,000 in Brevard County.
- 20% down ($200,000): the loan is $800,000, which is under the limit by $32,750.
- 15% down ($150,000): the loan is $850,000, which is $17,250 over the limit.
- 10% down ($100,000): the loan is $900,000, which is $67,250 over the limit.
In the second and third cases, the loan above the limit is what makes it a jumbo loan. How a lender handles that, including down payment expectations and pricing, varies by lender, so ask for a written estimate rather than assuming.
Why does the line matter to your monthly payment?
Rate quotes are set by each lender based on the loan type, the loan size, and your financial profile. The weekly Freddie Mac Primary Mortgage Market Survey is a public place to see where mortgage rates are trending, but it is not a quote for your loan. A jumbo loan may be priced differently from a conforming one, so run both scenarios if your purchase price sits near the line.
It is also worth asking how a different down payment changes your estimated payment, your cash to close, and your reserves. A few thousand dollars of extra down payment can sometimes keep a purchase under the limit, and that is a conversation to have early rather than during the contract period.
What the loan limit does not tell you
The limit tells you which loan category you are in. It does not tell you what the home will cost to own. Your monthly payment on a Brevard County purchase also includes property taxes, homeowners insurance, and flood insurance where it applies. Two homes with the same loan amount can carry very different totals depending on age, location, and construction.
That is why the smartest first step is a full payment estimate, not only a loan amount. Ask for a breakdown that shows principal, interest, taxes, and insurance on its own lines, then compare it with the monthly number you are comfortable with.
What should Space Coast buyers do near the limit?
- Pick a target price range, then calculate the loan amount at three different down payments.
- Compare written estimates from more than one lender so you can see the real difference between a conforming and a jumbo structure.
- Ask each lender how your loan amount interacts with the 2026 limit before you write offers.
- Build a little room under the limit if you can, since negotiated prices and closing costs can move your loan amount.
FAQ
Does the Brevard County loan limit apply to the price or the loan?
It applies to the loan amount. Your down payment determines how much of the price you need to borrow, which is why the same home can be conforming for one buyer and jumbo for another.
Is the conforming limit the same in every Florida county?
Nearly. Florida Realtors reports that Monroe County is the only Florida county with a cap above the $832,750 baseline for 2026, so most Space Coast buyers work with the baseline.
When does the limit change?
FHFA announces new limits annually, and the 2026 values took effect January 1, 2026. Check the FHFA site each fall for the next year's number.
