It is the first question almost every Palm Bay seller asks, and the honest answer is that it depends on which number you are looking at. Two reputable data sources will tell you Palm Bay homes sell in 20 days and in 70 days, and both are technically correct. They are just measuring different things.

So let's take it apart properly, then talk about what actually moves the needle here.

The Short Answer

In 2026, a typical Palm Bay home priced correctly goes under contract in roughly three to ten weeks, then takes another 30 to 45 days to close if the buyer is financing. Realistically, plan on 60 to 100 days from the day the sign goes in the yard to the day you hand over the keys.

If you need a single planning number: about three months, start to finish.

Why the Published Numbers Disagree

This trips up a lot of sellers, so it is worth understanding.

"Days to pending" measures the fast half

Zillow reports Palm Bay homes going to pending in around 20 days. That figure is heavily weighted toward the homes that sell quickly, and it stops the clock the moment a contract is signed. It tells you nothing about closing, and it does not reflect the listings that sat for four months before finding a buyer.

"Days on market" measures the whole pool

Redfin puts Palm Bay closer to 70 days on market, and listing-side data has shown a median of roughly 100 days for active inventory as of August 2026. Those numbers include the slow movers, and they are the more useful planning figures for a seller who does not want to be surprised.

The gap between 20 days and 100 days is not a data error. It is the difference between a well-priced, move-in-ready home and one that is overpriced or has a condition problem. Which side of that gap your house lands on is largely a decision you make before you list.

What the Palm Bay Market Looks Like Right Now

Some context for where we are in 2026:

  • Median sale price is around $325,000, essentially flat year over year
  • Median list price is around $349,000, which tells you sellers are still asking more than the market is paying
  • Price per square foot is roughly $189, up slightly from last year
  • Inventory is up meaningfully compared to a year ago
  • Closed sales volume is down from the prior year

More homes competing for fewer buyers is the definition of a market where pricing discipline decides your timeline. That is not a scary market. It is just a market that no longer forgives an optimistic list price the way 2021 did.

The Timeline, Stage by Stage

Stage 1: Prep, 1 to 3 weeks

Decluttering, paint, minor repairs, pressure washing, landscaping, and photography. Sellers who skip this stage almost always spend the time later in price reductions instead. Two weeks of prep routinely saves a month of market time in Palm Bay.

Stage 2: Active on market, 3 to 10 weeks

This is the variable stage and the one you control with price. The first ten days are your best ten days. Every buyer with a saved search in your price band sees your listing in that window, and you never get that audience again.

Stage 3: Under contract to closing, 30 to 45 days

Financed buyers need appraisal, inspection, underwriting, title work, and an insurance binder. FHA and VA loans sometimes run a touch longer because of appraisal requirements. Cash buyers can close in two to three weeks, and Palm Bay still sees a healthy share of cash, particularly on lower-priced homes and investor purchases.

What Speeds a Palm Bay Sale Up

A roof with life left in it

This is the single biggest one in Brevard County right now. Florida insurers scrutinize roof age hard, and a buyer who cannot get a reasonable homeowners quote cannot close. A roof under ten years old removes an entire category of sale-killing friction. If yours is older, get the documentation together before you list rather than scrambling during the inspection period.

Sewer rather than septic

Large parts of Palm Bay, particularly the southwest sections, are on septic. Septic is not a dealbreaker, but it narrows your buyer pool and adds an inspection variable. If you are on sewer, say so in the listing.

Being honest about the flood zone

Buyers check. If your home is in a flood zone, get the elevation certificate up front and put a realistic premium quote in a buyer's hands early. Surprises at day 25 kill contracts; disclosed facts at day 1 rarely do.

Pricing against new construction

Palm Bay has a lot of active builders, including D.R. Horton, Holiday Builders and Lennar, with communities like Waterstone and Brentwood Lakes still delivering homes. Builders can offer rate buydowns and closing cost credits that a private seller cannot match dollar for dollar. If your home competes directly with new inventory, you have to win on price, location, lot, or the things builders do not include: fencing, landscaping, window treatments, appliances, a screened lanai.

What Slows a Palm Bay Sale Down

  • Overpricing by even 5 percent. In a market with rising inventory, a house priced above the comps does not get low offers. It gets no showings.
  • Open or unpermitted work. Additions, lanai enclosures and electrical work done without permits surface during due diligence and stall closings.
  • Dated photos or too few of them. Buyers scroll past. It really is that simple.
  • Listing right before a named storm. Buyer activity reliably dips for a couple of weeks after a hurricane threat, and insurance binding halts entirely while a storm is in the box.

Does the Season Matter in Palm Bay?

Somewhat. Late winter through spring, roughly February into May, is historically the strongest stretch on the Space Coast. Seasonal residents are here and shopping, out-of-state relocation buyers are planning summer moves, and the weather cooperates for showings. The stretch from October through the holidays is typically the slowest.

That said, seasonality is a smaller factor than price and condition. A well-priced, well-presented Palm Bay home sells in November. An overpriced one sits through the best spring on record.

Want a Straight Answer for Your Specific Address?

Generic city medians are a starting point, not a plan. What your home will actually do depends on your street, your price band, your roof, your lot, and what else is listed within a mile of you this week. That is a 20-minute conversation with real comps, not a guess.
