Almost every seller we sit down with in Brevard County asks some version of the same question: if my house sells for $400,000, how much actually lands in my account? It is a fair question, and the honest answer is that the gap between the sale price and the wire is bigger than most people expect, and smaller than the internet tends to suggest.
Here is a line by line look at what Space Coast sellers pay at closing, with the Florida figures that are fixed by law and the ones that are genuinely negotiable. Nothing here is a guess. Where a number is set by statute or state rule, we say so.
The Costs Florida Sets for You
Documentary Stamp Tax on the Deed
Florida charges a documentary stamp tax on the deed of 70 cents per $100 of consideration. That rate is written into Chapter 201 of the Florida Statutes, it applies countywide in Brevard, and in Florida practice the seller customarily pays it. On a $375,000 sale, that is $2,625. On a $500,000 sale, $3,500. There is no way to negotiate the rate itself, only who writes the check, and the contract decides that.
Owner's Title Insurance
Florida is a promulgated rate state, which means the state sets title insurance premiums by rule and the price is the same no matter which underwriter issues the policy. Under Rule 69O-186.003 of the Florida Administrative Code, original owner coverage runs $5.75 per thousand for the first $100,000 of coverage, then $5.00 per thousand up to $1 million.
Run that on a $375,000 sale and the owner's policy premium is $1,950. Who pays it is county custom and, ultimately, a negotiated contract term. In Brevard County the seller commonly covers the owner's policy and picks the closing agent, but that is a convention, not a rule, and it moves in a slower market.
HOA or Condo Estoppel Certificate
If your home is in an association, the closing agent orders an estoppel certificate confirming what you owe. Florida Statute 720.30851 caps what an HOA can charge for it: $250 when nothing is past due, an extra $100 if you need it expedited within three business days, and up to $150 more if there is a delinquent balance. The statute also says the fee must be refunded if the closing does not happen and you request it properly. Associations are required to deliver within 10 business days, and if they miss that window they cannot charge you at all.
Recording Fees and Your Mortgage Payoff
These are small and unavoidable. The Brevard County Clerk charges per page to record the deed and the satisfaction of your mortgage. Your lender may add a payoff statement or wire fee. Together these usually land in the low hundreds.
The Costs You Actually Negotiate
Real Estate Commission
This is the largest single line on most seller settlement statements. Since the 2024 changes to how buyer broker compensation is handled, what you pay your own listing brokerage and whether you offer anything toward the buyer's agent are two separate decisions, both negotiated and both written down. There is no standard rate and no legally set rate. Ask what you are getting for the number, and ask what the marketing plan is before you agree to anything.
Property Tax Proration
Florida property taxes are paid in arrears, billed in November for the year that is ending. At closing you credit the buyer for the portion of the year you owned the home. Sell in September and you are covering roughly three quarters of the year's tax bill. That is not a fee, it is money you already owed, but it comes out of your proceeds and it surprises people.
Worth knowing separately: your homestead exemption and Save Our Homes cap do not follow the buyer. Their tax bill will very likely be higher than yours was, which affects what they can afford to offer.
Repairs, Credits, and Concessions
This is the most variable line and the one most within your control. Brevard County homes sat a median of 71 days on market in August 2026, up from 65 days in May, according to Realtor.com data published by the Federal Reserve Bank of St. Louis. Longer market times mean more buyers asking for repair credits and closing cost help after inspection.
On the Space Coast the requests cluster: roof age and remaining life, four point inspection findings, wind mitigation, HVAC age, and anything an insurance carrier flags. A roof with five years left will come up in negotiation. It is better to know that before you list than to find out on day 45.
What That Looks Like at the Brevard Median
The median listing price countywide was $375,000 in July 2026. On a sale at that price, the fixed items look roughly like this: $2,625 in documentary stamp tax, $1,950 for the owner's title policy, a few hundred in recording and payoff fees, and up to $250 for an estoppel certificate if you are in an association. That is a shade over $5,000 before commission, taxes, and any negotiated credits.
Add commission and tax proration and most Brevard sellers land somewhere in the range of 7 to 9 percent of the sale price in total costs. Your actual number depends on your payoff, your commission agreement, your closing date, and what you concede after inspection.
Three Things That Move Your Net More Than Anything Else

Second, the roof and the insurance file. Have your wind mitigation report and roof documentation ready before you list. Buyers who can get an insurance quote quickly write cleaner offers.
Third, your association paperwork. If you are in an HOA community, know your dues, your reserves, and any pending assessments. Does the seller always pay title insurance in Brevard County?
