Brevard County has one of the highest concentrations of veterans and active duty service members in Florida, and for good reason. Patrick Space Force Base sits right on the barrier island, Cape Canaveral Space Force Station anchors the north end of the county, and the aerospace and defense employers up and down the Space Coast hire heavily out of the military. If you are one of those buyers, the VA home loan is very likely the strongest financing tool you have.

It is also the one most misunderstood. We hear the same myths every month: that VA loans are capped at some magic number, that sellers will not accept them, that the appraisal will kill the contract. Most of that is either outdated or flat wrong. Here is what the VA benefit actually does, what it costs, and how it behaves in the Brevard County market right now.

What a VA Loan Actually Gets You on the Space Coast

Zero Down, and No Loan Limit If You Have Full Entitlement

This is the big one. If your Certificate of Eligibility shows basic entitlement of $36,000, you have full entitlement, and the VA states plainly that you do not have a loan limit. That does not mean infinite money. Your lender still has to approve you based on income, credit, and debts, and the loan is capped at the appraised value or the purchase price, whichever is lower. But the old idea that a VA buyer is boxed out of anything above a county limit does not apply to a buyer with full entitlement.

For context, the median listing price across Brevard County was $375,000 in July 2026 according to Realtor.com data published by the Federal Reserve Bank of St. Louis. A full entitlement VA buyer can operate comfortably above that number, which covers most of Viera, Rockledge, West Melbourne, and a good share of the beachside.

If you have used your benefit before and have not restored it, the math changes. Remaining bonus entitlement is based on the county conforming loan limit minus the entitlement you already used, and your lender may ask for a down payment to make up the difference. That is a conversation to have before you start touring homes, not after.

No Monthly Mortgage Insurance

A conventional loan under 20 percent down carries private mortgage insurance. An FHA loan carries a mortgage insurance premium for most of its life. A VA loan carries neither. On a $375,000 purchase, skipping mortgage insurance is worth real money every single month, and it is the single biggest reason a VA buyer's payment can beat a conventional buyer's payment at the same price point.

The Funding Fee, and Who Skips It

There is a tradeoff, and it is the VA funding fee. It is a one time charge, calculated as a percentage of the loan amount, and you can pay it at closing or roll it into the loan. Current VA rates for purchase loans:

  • First use, less than 5 percent down: 2.15%
  • First use, 5 percent or more down: 1.5%
  • First use, 10 percent or more down: 1.25%
  • After first use, less than 5 percent down: 3.3%
  • After first use, 5 percent or more down: 1.5%
  • After first use, 10 percent or more down: 1.25%

Here is the part a lot of Brevard buyers do not realize: plenty of people pay nothing. You are exempt from the funding fee if you receive VA compensation for a service connected disability, if you are eligible to receive it but take retirement or active duty pay instead, if you receive Dependency and Indemnity Compensation as a surviving spouse, or if you are on active duty and have evidence of a Purple Heart before closing. If you are later awarded compensation retroactive to before your closing date, you may be able to get the fee refunded.

The VA Appraisal on a Florida Home

The VA appraisal does two jobs at once. It establishes value, and it checks the property against VA minimum property requirements. On the Space Coast, the items that come up most are roof condition and remaining roof life, active leaks, exposed wiring, wood destroying organism damage, and anything that makes the home unsafe or unsanitary.

None of that is exotic. An older Rockledge or Titusville home with a tired roof will get flagged, and the same home would raise eyebrows with a conventional underwriter and with your insurance carrier anyway. That is worth saying out loud: in Florida, your insurance quote is often the harder gate than the VA appraisal. Roof age drives premiums, and a wind mitigation inspection can pull your premium down meaningfully. Get insurance quotes early in your inspection period, not the week before closing.

Condos Take an Extra Step

If you are looking at the beachside, know that a VA loan on a condo requires the association to be on the VA approved condo list. Not every oceanfront building in Cocoa Beach, Cape Canaveral, or Satellite Beach is approved, and getting a building added is a process that runs on the association's timeline, not yours. Before you write an offer on a condo, have your lender confirm the building's status. It takes one phone call and it saves a lot of heartache.

Seller Concessions and the 4 Percent Rule

Sellers and builders are allowed to credit a VA buyer for closing costs, and the VA does not limit credits toward closing costs. What is limited is seller concessions, meaning things of value added to the transaction at no cost to you, which are capped at 4 percent of the home's reasonable value. Credits for the funding fee, debt payoff, or prepaying your hazard insurance count toward that 4 percent.

This matters right now. Brevard County homes sat a median of 71 days on market in August 2026, up from 65 days in May. A market where homes take longer to sell is a market where sellers negotiate, and a well structured ask for closing cost help is very often accepted. We have used this repeatedly on builder inventory, where the incentive budget is usually the most flexible part of the conversation.

Where VA Buyers Tend to Land in Brevard

Buyers stationed at or working near Patrick lean toward Satellite Beach, Indian Harbour Beach, and Indialantic for the short commute, though the barrier island carries higher prices and a different insurance picture. Rockledge and Viera and Suntree pull buyers who want newer construction and a central location, plus easy access to the Viera VA Clinic at 2900 Veterans Way. North county buyers who want more land for the money look at Titusville and Mims, and wetlands and conservation easements are worth understanding before you buy acreage up there. Frequently Asked Questions

Is there a minimum credit score for a VA loan?

The VA does not set one. Individual lenders do, and those thresholds vary, which is exactly why the VA itself recommends contacting more than one lender to compare.

Can I roll my closing costs into a VA purchase loan?

Only the funding fee. On a purchase or construction loan, every other fee and charge has to be paid at closing, whether out of your pocket, through a seller credit, or through a lender credit.

Will sellers in Brevard County reject my offer because it is a VA loan?

Some listing agents still carry a bias from years ago, and the way around it is presentation. A strong pre approval, a realistic timeline, and an agent who can explain the appraisal process to the other side will settle most of it. With homes taking over two months to sell countywide, a qualified buyer is a qualified buyer.
