The Build Timeline
New construction in Viera typically takes 9–13 months from dirt. The structured process includes: design center appointments, lot clearing and foundation, framing, rough-ins (plumbing/electrical/HVAC), insulation, drywall, finish work, and final inspections. Rachel attends key milestone walkthroughs for her clients — frame walks, pre-drywall inspections, and the final walkthrough before closing.
The Blue-Tape Walkthrough
Before closing, buyers mark paint corrections (blue tape), drywall issues, and anything needing attention. This is the last opportunity to get fixes done before you take possession. Rachel does these walkthroughs for remote clients, sending detailed video documentation of every room.
Closing Day
New construction closing includes the standard mortgage paperwork plus a stack of builder documents. The superintendent does a final orientation — walking through all home systems, warranty documentation, and what's been completed. Keys are handed over and the home is yours.
What the Journey Teaches
Buyers who complete a full new construction build consistently say: it was worth every week. The ability to select every finish, know exactly what went into the walls, and move into a fully warranted home is something resale simply can't replicate. Visit the site regularly. Build a good relationship with your superintendent. Document everything along the way.
