So you’re thinking about moving to Rockledge, Florida, or maybe you’ve been looking into Viera and want something nearby that gives you a little more value.
This is one of those communities that people don’t always know about right away, but once they see it, they get really interested.
Catamaran Cove is located in Rockledge, but it sits right on the line of Viera. And I always tell people, if you like Viera, you should absolutely be looking here too.
Location and First Impressions
One of the biggest things that stands out about this neighborhood is the setting.
Instead of just standard retention ponds like you see in a lot of new construction communities, Catamaran Cove actually has real lakes. That makes a big difference in how the neighborhood feels. It gives it a much more natural, open look and just feels a little more elevated.
You’re also in a really strong location:
- Right next to Viera
- Close to I-95 for commuting
- About 20 minutes or less to Cocoa Beach
- Quick access to Cocoa Village for restaurants, events, and local spots
And one of the things people love is that you can actually hop on a golf cart path right from the community and head into Viera for shopping and dining.
Schools
For a lot of buyers, schools are a big factor.
This community is zoned for:
- Viera Elementary
- Viera High School
- A Rockledge middle school
That combination is something people specifically look for, especially if they’re trying to get into the Viera school system but want more flexibility on price or housing options.
Builder and Build Options
Catamaran Cove is built by Ashton Woods, and they offer both to-be-built homes and inventory homes.
If you want to build, you can choose your finishes and customize the home to your style. Build times are typically around six to seven months, which is actually pretty reasonable for new construction.
If you need something sooner, they often have inventory homes available, and sometimes those come with incentives depending on what’s available at the time.
Home Styles and Floor Plans
This community offers a pretty wide range of homes.
You’re looking at:
- 3 to 6 bedrooms
- 2 to 5 bathrooms
- Around 1,900 to 4,000 square feet
- Two-car garages only
So you’re not going to find three-car garages here. If that’s a must-have, Viera might be a better fit.
But if you’re okay with a two-car garage, you get a lot of flexibility in layout and size.
Inside the Homes
The homes here have a lot of features that people are specifically looking for right now.
Some things that stand out:
- Open living spaces with large kitchens and islands
- Options for standard or upgraded gourmet kitchens
- Walk-in pantries
- Flexible spaces for offices or extra bedrooms
- Upstairs loft areas in some floor plans
One thing I really like about this builder is that impact windows are standard. That’s a big priority in Florida and can save you a lot compared to builders who treat that as an upgrade.
You’ll also see design options that feel a little different from the typical all-white look. They offer more variety in cabinets, flooring, and finishes, which makes it easier to personalize your home.
Community Features
Catamaran Cove has a smaller, more boutique feel compared to some of the larger master-planned communities nearby.
Amenities include:
- A community pool that will be waterfront
- A dog park
- Walking areas and open green space
The HOA is relatively affordable compared to nearby communities with similar features.
What Makes This Community Stand Out
The biggest thing is the combination of location and value.
You’re getting:
- Viera-adjacent living
- Access to strong schools
- New construction homes
- Lower overall costs compared to some Viera neighborhoods
It’s one of those places where people come in thinking they only want Viera, and then they see this and realize it might actually be a better fit.
Things to Consider
There are a couple things to keep in mind.
You won’t find:
- Three-car garages
- A massive list of amenities like some larger communities
And since it’s still building out, the overall look and feel will continue to develop as more homes are completed.
Final Thoughts
If you’re looking for new construction near Viera but want something that feels a little more approachable in terms of pricing, Catamaran Cove is definitely worth considering.
It has a really nice balance of location, design options, and lifestyle without feeling overly busy or overbuilt.
And for a lot of people, once they see it in person, it ends up being a top contender.
