Location: Rockledge on the Viera Border

Catamaran Cove sits in Rockledge, right on the line of Viera. When you exit the community gate and turn right, you're directly on the golf cart path into Viera — meaning access to Viera's retail, restaurants, trails, and schools without paying Viera-level prices and fees. The adjacent community visible from the back of these townhomes is Adelaide, one of Viera's most expensive gated neighborhoods (multi-million dollar homes). The contrast in price is striking.

Community fees vary by neighborhood. You pay Rockledge taxes, which are lower than many Viera-area options. HOA is reasonable. Golf cart access to Viera Elementary, Viera High School, and connects to Rockledge Middle School.

The Two Builders: Starlight Homes & Ashton Woods

Catamaran Cove has two sister builders. Rachel uses the Toyota vs. Lexus analogy:

  • Starlight Homes (Toyota) — the more economical option. All-inclusive, great value, strong build quality. One-car garage. This is what Rachel features in this video.
  • Ashton Woods (Lexus) — the upgraded option with more luxury finishes, some two-car garage configurations, and higher end standard features.

Both have the same basic exterior elevation and lake views. The choice comes down to your budget and finish preferences.

The Lake Views — Real Lakes, Not Retention Ponds

Every townhome in this section of Catamaran Cove backs to a lake — and Rachel is specific about this: these are actual lakes, not retention ponds. The views are genuinely beautiful, with the Adelaide homes visible across the water. A small patio is included; Rachel recommends enclosing it for Florida bug season. Fencing is permitted on the sides for privacy.

The Interest Rate Offers That Make This Exceptional

This is the part that caught Rachel's attention enough that she's considering buying one herself as an investment property:

  • VA/FHA primary home loans: 4.99% (with closing cost assistance) — and some units are being offered at 3.99%
  • Investment property loans: 5.99% (with closing cost assistance)

These rates come from the builder's in-house lending relationship — something most production builders at this price point cannot offer. At the time of filming, rates in the wider market were significantly higher. Rachel's point: if and when market rates drop meaningfully, these incentives disappear and buyer competition returns. Getting in before that happens is the advantage.

What's Included — Basically Everything

One of the most surprising aspects of these Starlight Homes townhomes at this price point:

  • All appliances included — refrigerator, washer, dryer. This is unusual for new construction at any price tier on the Space Coast.
  • Impact windows and doors included — standard. For a townhome in the $350K range, this is remarkable. Impact windows are typically a significant upgrade cost.
  • Can close in 30 days — these are spec homes, meaning they're already built or nearly complete. No 12-month build wait.

Pricing: $350,000–$370,000

Interior units start around $350K. End units (with double-side windows and more natural light) are closer to $370K. For a new construction lakefront townhome with impact windows, all appliances, golf cart Viera access, and sub-5% interest rates — Rachel is calling this the most compelling value she's seen in Brevard County right now.

The Amenity Center

Still being built at time of filming — but plans include a resort-style pool, cabanas, and a dog park. When complete, this will be a standout for the townhome community category, where amenity centers are less common.
