A lot is happening here right now, and the list of what's coming is genuinely exciting. We drove through the community to give you an honest, on-the-ground look at what's new, what's coming soon, and what it means for buyers and residents.

Trader Joe's: Permits Pulled at The Avenues

The big news everyone in Brevard County has been buzzing about: Trader Joe's has pulled permits at The Avenues shopping center in Viera. It's not 100% confirmed — Viera is notoriously careful about announcing things before they're official — but permits have been pulled and the location under consideration is either the Michaels space or next to it. For context, there was an earlier attempt to bring Trader Joe's to Merritt Island that fell through. This one feels more serious. When it opens, expect crowds.

The Avenues Is Getting a Major Upgrade

The Avenues recently changed ownership, and the new owners are making a concerted push for higher-end retail. Already confirmed or under development: Nordstrom Rack, Lily Pulitzer, Lululemon, American Eagle, Southern Tide, and the local favorite Air & Anchor jewelry. For years, if you wanted these brands, you had to drive to Orlando. That's changing.

The driving force behind this retail upgrade? Whole Foods, which is currently under construction at the Stadium Parkway and Lake Andrew Drive corner. Whole Foods has very strict demographic and population thresholds before entering a market. Their commitment to Viera is effectively a signal to other premium retailers that this market is ready — and they're responding.

Costco & The New Atalan Cove Community

The Costco has been open for about a year and a half and is already a community hub — the gas station there is reliably the cheapest in the area and always has a line. A new gas station is expected to open nearby to handle the demand.

Right next to Costco, Viera Builders is developing Atalan Cove — a new community of patio-style homes with smaller lots. These will be spec homes (no customization), which means faster move-in timelines for buyers who don't want to wait through a full build process.

The Canopy Trail: From Brevard Zoo to the Costco District

One of the most talked-about infrastructure projects in Viera is the Canopy Trail system — a nature-forward walking and golf cart trail that will connect the Brevard Zoo area all the way down to the Costco district via an underground tunnel/underpass. The inspiration came from the Katy Trail in Texas. The land this trail runs through was once the Judah family's hunting grounds, which is why it's especially tree-heavy and wildlife-rich. The developers intentionally preserved that character.

This trail connects to Viera's existing walking trail network, which is already golf cart friendly and heavily used. A hotel with a rooftop bar is also being planned for this area, which would make sense given the proximity to I-95 and the beach just 15 minutes away.

Viera Town Center Community Hub: Live Music, Food Trucks, Bar

Near the popular chef-owned restaurant Urban Prime and the Burrows West lakefront area, a new Viera Town Center Community Hub is under construction. It will include a permanent bar, amphitheater, and curated food trucks — giving local chef-driven concepts a platform to build a following. Think weekend blanket-and-lawn-chair concerts with food and drinks, in a waterfront setting.

The Burrows West lake itself is beautiful — about a mile loop with adult swings overlooking the water. Nearby, the Olive Tree is opening with a Greek market and restaurant on the ground floor and a 21+ rooftop lounge upstairs. Nightlife in Viera has historically been limited. That's clearly changing.

Topgolf and Dave & Buster's: Coming to The Avenues?

Two more names in the pipeline near The Avenues: Topgolf and Dave & Buster's. Neither is officially confirmed, but given the area's demographics and the momentum of other retail announcements, these feel increasingly likely. Topgolf in particular would be a massive draw — not just for golf, but as a social venue with a full bar and private event spaces.

New Construction Update: What's Still Available

For buyers interested in new construction in Viera, here's where things stand from Viera Builders:

  • Reeling Park — Courtyard homes near the new Publix, getting more attention and traffic as people discover them. Great price per square foot. Spanish colonial style, garages in the rear, very private courtyards.
  • Avalonia Villas — Attached single-story villas in Addison Village, nearly sold out.
  • Laurasia — Luxury builder community, new phase in full swing.
  • Crossmolina — Limited single-family availability, villas coming soon.
  • Farallon Fields — Full swing, multiple collections, 55' lots and larger.
  • Atalan Cove — Coming soon, patio-style spec homes near Costco.
  • Del Webb — 55+ community by Pulte, Phase 2 coming, amenity center opening end of year.
  • Custom Builders: Aropa and Adelaide — High-end custom homes starting at $1.2M+.

Viera is consistently ranked in the top 10 master-planned communities in the United States. The infrastructure — roads, trails, parks — was planned ahead of development, which means you're not fighting the growing pains that affect most Florida communities.
