Cape Canaveral is the most misunderstood town on the Space Coast. People drive through it on the way to the port and assume it is all cruise parking and older motels. What it actually is: a compact beachside city where 134 properties closed in the last year at a $496,500 median, which makes it the most reachable oceanfront address in Brevard County. Sixty-six percent of those sales were condos.

If You Want The Most Square Footage Per Dollar
Solana on the River closed at $225 per square foot and Puerto Del Rio at $216, the two lowest in the city by a wide margin. Puerto Del Rio units ran a 2,434 square foot median, which is larger than most single-family homes in Cocoa Beach. Both are mid-2000s construction on the river side. If your priority is space and a newer building rather than an ocean view, that is where the math points.
If You Want Oceanfront For The Least Money
Shorewood at $445,000 and Canaveral Towers at $463,000 are the lowest oceanfront closings in the city. Shorewood is the better carry at $825 a month against $1,085 at Canaveral Towers, and it is a newer building by more than twenty years. Canaveral Towers is where sellers moved the most, closing at 84.2 percent of original list.
If You Want The Top Of The Market
Solana Shores closed at an $850,000 median across six sales and holds firm, giving up only 3.2 percent off original list. Discovery Bay went higher on two single-family closings with a $1,243,750 median. Cape Canaveral Beach Gardens ran $760,000 on the house side with no association.
If You Want The Cheapest Entry Anywhere
Cape Winds closed at a $407,500 median with a $665 monthly fee, the lowest combination in the city. Costa Del Sol was $421,500 at $750. Flores Del Mar closed a single unit at $425,000. Those are the three places where the Cape Canaveral entry point actually lives.
The Thing Nobody Tells You About Cape Canaveral
The city sits directly south of Port Canaveral, which means cruise traffic, a working port, and rocket launches you can watch from your balcony. Some buyers love all three. Some find the port traffic on turnaround days more than they expected. It is worth being here on a Saturday morning before you commit, and I say that to every buyer regardless of how the rest of the numbers look.
