Wesley Groves In West Melbourne, Florida

Wesley Groves at Meadowlane is small on purpose. Forty four homesites, a gate, winding streets with sidewalks, and two addresses that cover the whole community: Morton Way, which brings you in off Minton Road, and Kilns Circle inside. Roughly fifteen of the homesites were laid out on the lake. Land clearing began at the end of 2015 and houses started going up in 2016, with the ones trading now dating from 2017 to 2021.

One builder did all of it. LifeStyle Homes works only in Brevard and Indian River counties, and this community got the Estate Collection, the top of their range, rather than the patio style plans they put in their smaller communities. The difference is visible from the driveway: twelve foot ceilings, three car garages, dedicated offices, oversized laundry rooms and split four bedroom plans running about 2,214 to 3,261 square feet.

Natural gas is the detail that sets this community apart from most of West Melbourne. Gas ranges, gas dryers and tankless or gas water heaters are all in service here, which is not something you can assume anywhere else in the county. Add solar arrays on a number of roofs, whole home generators on a few, two hundred twenty volt garage circuits for electric vehicles, and hurricane windows or shutter packages, and the energy and resilience profile here is unusually strong.

The tradeoff is land. Lots run about a fifth to a quarter of an acre and the houses use most of that, so back yards are usable but not large. Half the community has added a pool and the other half kept the yard open with a trussed screened porch, and both approaches work on these lots. Prices have run roughly $545,000 to $800,000, with the middle near $670,000, which puts this among the higher priced small communities in the city.

Governance runs through Wesley Groves Community Association, Inc., registered with the Florida Division of Corporations and active since 2016, with Towers Management Group appearing as the managing agent. Dues apply. On a community of only forty four homes, ask a very specific question: how the gate hardware, the entry landscaping and the lake bank are funded, because there are not many owners to spread those costs across when something needs replacing.

Forty Four Houses, One Builder

There is no phase two here and no second builder with a different standard. LifeStyle Homes did the whole community in its Estate Collection, so the streetscape is consistent and the construction details are consistent, which makes comparing two houses here far simpler than in a large master planned community.

Natural Gas Is Not Standard Around Here

Much of Brevard runs all electric. This community does not. Gas ranges, gas dryers and gas water heating are in service, and for anyone who cooks seriously or has ever waited on an electric water heater after a storm, that is a genuine and permanent advantage of the address.

Solar And Generators Are Common

Enough owners here added solar arrays, whole home generators and electric vehicle circuits that it reads as a community norm rather than a one off. Combined with hurricane windows and shutter packages, these houses tend to ride out a storm season better than their age alone would predict.

Executive Plans On City Lots

Twelve foot ceilings, dedicated offices, three car garages and split four bedroom layouts, all on a fifth to a quarter of an acre. The interiors feel like a much bigger property than the survey shows, which is exactly the trade this community makes.

Lakefront Is Limited

About fifteen of the forty four homesites were platted on the lake, and they do not turn over often. If water is what you want, be patient and be ready, because on a community this size a lakefront listing here is a rare event rather than a matter of waiting a month.

Parks At The End Of The Street

Field of Dreams and Max K. Rodes Park, both West Melbourne city facilities, and the public library sit close to this stretch of Minton Road. For a gated community with no amenity center of its own, having real municipal recreation next door does most of the same work.

Wesley Groves sits on the west side of Minton Road roughly a mile south of US 192, in the middle of the City of West Melbourne rather than out on its western edge. Morton Way is the only entrance. Inside, the streets curve rather than run straight, sidewalks are continuous, and the lake sits toward the back of the community where about fifteen of the homesites face it.

This part of Minton Road is well served. Field of Dreams and Max K. Rodes Park, both city facilities, and the public library are close by. US 192 and New Haven Avenue are a mile north for shopping, restaurants and the medical corridor, Palm Bay Road is south, and Interstate 95 is a few minutes away. The airport is a short drive east and the Atlantic beaches are roughly twenty five minutes.
