The houses were built in 2019 and 2020, which makes this the youngest pocket in a corridor otherwise filled with 1990s and 2000s subdivisions. Plans run from 1,757 square feet on one floor to just over 3,000 across two.
Heritage Pointe is small and easy to find. From Minton Road south of US 192 you turn east onto Heritage Oaks Boulevard, then take the first right onto Boughton Way, and the street runs to a cul-de-sac at the far end. That is the whole community. One recorded plat, one road, and a set of houses that all went up in 2019 and 2020 within a corridor that had otherwise finished building out fifteen years earlier.
Because the build window was so short, the housing stock is consistent in age and inconsistent in size. You will find a 1,757 square foot single story three bedroom next to a 3,092 square foot two story with five bedrooms, three and a half baths and a loft over the main floor, with the primary suite kept downstairs. Two car garages throughout. Ceramic tile in the main areas, luxury vinyl plank in the bedrooms, granite counters and walk in pantries are the common thread.
The lots are compact, roughly 0.14 to 0.24 of an acre, which is what current West Melbourne zoning and land prices produce. Several back to a preserve, which is the closest thing here to a premium lot and worth paying for if privacy matters to you. One or two look at water. Nobody has a private pool yet, so if you want one you will be permitting and building it rather than buying it.
An association governs Heritage Pointe and membership is mandatory. The records are not uniform on the name, showing Heritage Pointe in some places and a Heritage Oaks association in others, along with an outside management company, which is typical when a small newer plat sits inside a larger master development. Confirm in writing whether one association applies to the address or two, and get both sets of documents if the answer is two.
Homes here have been trading from about $390,000 to $526,000, with the middle near $420,000. What surprises people is how long some of them take. A typical run to contract here has been closer to three months than three weeks, which is not a warning sign, it is what happens in a small plat where buyers are cross shopping brand new construction a few miles away.

Heritage Oaks Boulevard is lined with subdivisions built in the 1990s and 2000s. Heritage Pointe went in at the end of the 2010s on the last available ground. You get current construction, current wiring and current insulation in a neighborhood that is already established around you.
Boughton Way starts at Heritage Oaks Boulevard and ends. There is no loop, no second entrance and no reason for through traffic. The cul-de-sac homes at the end are the quietest addresses in the plat and they tend to trade accordingly.
A single story three bedroom under 1,800 square feet and a two story five bedroom over 3,000 both exist here. On the larger plan the primary suite stays downstairs and the loft plus four bedrooms sit above, which is a layout worth touring before you decide it fits.
The homes backing preserve have privacy that no fence can buy on a fifth acre lot. If you are choosing between two houses here and one of them has trees behind it rather than a neighbor's lanai, that is where the value sits.
Several roofs on these houses have already been replaced in 2023 and 2024 despite the homes being built in 2019 and 2020. That is not unusual on the Space Coast after storm seasons, but you want the permit, the invoice and the warranty in hand, not a verbal assurance.
Nobody in Heritage Pointe has built a screened pool so far. Some owners have put in paver patios, fire pits and spa or splash pool combinations instead. If a full pool is the plan, price the permit, the setbacks and the lot width into your offer.
Whatever is available on Boughton Way appears below. On a street this short the differences that matter are the plan, whether the home is one story or two, and what sits behind the back fence, so compare those before you compare price per square foot.

Because buyers looking at a 2019 house in West Melbourne are usually also looking at brand new construction a few miles away. That comparison slows the decision. It is a small plat with few listings at a time, so the timeline says more about the shopping process than about the community.
Minton Road runs north to US 192 and south toward Palm Bay Road, with I-95 at exit 180 a few minutes away. The beaches are roughly twenty to twenty five minutes east, Melbourne Orlando International Airport is close, and Port Canaveral is around forty five minutes north.
Roof documentation first, given how many have already been replaced. Then the air conditioning, the water heater and any builder warranty items still open. On the two story plans, ask how many zones the air conditioning has, because one system for both floors is a real comfort issue here.
Heritage Pointe sits east of Minton Road, south of US 192, inside the City of West Melbourne. Heritage Oaks Boulevard is the spine of this pocket of the city, and Boughton Way is the first right off it. The surrounding subdivisions were built through the 1990s and 2000s, so the trees are mature and the roads are finished, which is not the case in newer construction further west.
Getting around is simple. Minton Road is the main north to south route through West Melbourne, US 192 carries you east into Melbourne or west to I-95 at exit 180, and Palm Bay Road runs south. The Melbourne and Indialantic beaches are roughly twenty to twenty five minutes east, Melbourne Orlando International Airport is a short drive, and Orlando is about an hour.
