Palm Garden Lakes is a gated pocket on the west side of Minton Road in West Melbourne, entered off Rhod Taylor Drive, with its interior streets named for Bobby Jones, Ben Hogan and Sam Snead. It spans two recorded plats, Palm Garden Lakes and Palm Gardens, and it holds both townhomes and single family houses built between 2019 and 2021.
The street names are the first thing anyone notices. Bobby Jones, Ben Hogan and Sam Snead, three of the greatest golfers of the twentieth century, all inside one gated community that does not have a golf course. Rhod Taylor Drive brings you in off Minton Road, and from there the whole thing is compact enough to walk in fifteen minutes. It is a filled-in pocket rather than a sprawling subdivision, and the gate is the boundary.
One thing to get straight before you shop: this is two recorded plats under one name, Palm Garden Lakes and Palm Gardens, and the association records reflect both. Ask early which plat your address sits in and which association governs it, because the answer determines whose documents, whose rules and whose approval process you live under. That is not a technicality here, it is the first question to ask on any address inside the gate.
The mix is unusual for West Melbourne. Roughly two thirds of what turns over is single family and the rest is townhome, and that is why the numbers look so wide. Sizes run about 1,485 to 3,092 square feet, two to five bedrooms, two to four baths, garages of one or two bays. Lots run from 0.07 acre for a townhome footprint up to 0.24 acre for a corner lot with a pool. Comparing a townhome to a five bedroom house here tells you nothing useful.
The houses themselves are late 2010s builder product done to a decent standard: nine and ten foot ceilings, plank tile through the main areas, quartz counters and backsplashes, upgraded cabinetry with crown molding, walk-in pantries, split bedroom plans, and screened porches on many of them. D.R. Horton built the Palm Gardens side as a townhouse and single family community. Several owners have added heated saltwater pools with vinyl fenced yards, plantation shutters and whole house camera systems since.
Homes here have been trading between $265,000 and $605,000. That range is product type, not neighborhood quality: the bottom is a two bedroom townhome and the top is a five bedroom house with a first floor owner's suite, a flex room and a heated pool. When you look at a listing here, match it to the same product before you form an opinion about the price.

Minton Road is one of West Melbourne's busiest arteries, and this community answers that with a controlled entry set back from it. You get the convenience of the corridor without the through traffic, which is the main thing the gate is buying. Understand that gate hardware and the entry landscaping are association responsibilities you help fund.
Bobby Jones, Ben Hogan and Sam Snead, all inside a community with no golf course. It is a small thing, but it makes the neighborhood memorable and it makes giving directions easy. Rhod Taylor Drive at the front is the odd one out and the one people miss on the first pass.
Palm Garden Lakes and Palm Gardens are separate recorded plats operating behind the same entrance, and the association records show both names. Before you offer, confirm which plat and which association your address falls under. It changes which documents, dues and approval process apply to you.
This community holds both, and they behave differently: different lot sizes, different maintenance responsibilities, different resale pools, different price bands. A townhome at the low end and a five bedroom pool home at the top are not competitors. Decide which one you are shopping for before you start comparing numbers.
These homes went up between 2019 and 2021, so the quartz, the plank tile, the ten foot ceilings and the split plans are current rather than dated, and the roofs and mechanical systems still have plenty of life. It is the sweet spot between paying new construction pricing and inheriting somebody's deferred maintenance.
Several owners have put in heated saltwater pools with pavers, screened porches and vinyl fencing. That is worth real money in a community this new, because the next buyer who wants a pool has to go through the association's approval process and the lot dimensions to get one.
Everything currently listed inside the Palm Garden Lakes and Palm Gardens plats appears below, townhomes and single family houses together. Check the property type first, because it explains most of the difference between two listings here.
Yes. It is a gated community with controlled entry off Minton Road at Rhod Taylor Drive. That is one of its main selling points on a corridor as busy as Minton, and it also means the gate, the entry landscaping and the interior common areas are association responsibilities funded by the owners.
West Melbourne. The postal address often reads Melbourne, but the community sits inside West Melbourne city limits. West Melbourne is a separate incorporated city, not a neighborhood of Melbourne, with its own council, code enforcement and building permits.
Because there are two recorded plats, Palm Garden Lakes and Palm Gardens, operating behind the same gate, and both names appear in the association records. Determine which plat your address is in early, because it decides which association's documents and rules govern the home you are buying.
Yes, and dues apply. Records name a Palm Garden Lakes association and a Palm Gardens association, with outside professional management involved. Request the governing documents, the current budget, the reserve position and the rules on fences, pools, parking and rentals for the specific address before you write an offer.
Yes. The community holds both, which is unusual in this part of West Melbourne. Townhome footprints sit around 0.07 acre and the single family lots run up to about 0.24 acre. Maintenance responsibilities and price bands differ significantly between the two, so be clear which you are shopping.
D.R. Horton built Palm Gardens as a combined townhouse and single family community, and the whole area went up between 2019 and 2021. Because two plats are involved, confirm the builder and the warranty history for the specific address rather than assuming one answer covers the entire gate.
Several of the single family homes do, including heated saltwater pools with paver decks, screened enclosures and vinyl fenced yards. Those were added by owners rather than the builder, so they carry their own permits and their own maintenance history. Ask for both.

Minton Road is the north to south spine of West Melbourne, and this community sits on its west side a short distance south of Heritage Oaks Boulevard. You turn in at Rhod Taylor Drive and pass through the gate, and from there Bobby Jones Street, Ben Hogan and Sam Snead make up the interior. The shopping and dining along Minton and US 192 are minutes away, which is the whole point of the location.
