LST Estates was platted in 1958, a year before West Melbourne existed as a city. It is a small pocket on Wickham Road just north of US 192, with Pinecrest Street running west behind the frontage. Lots are half an acre and up, the oldest houses are original to the plat, and there is no association of any kind.
The dates matter here. This plat was recorded in 1958. West Melbourne did not exist as a city until 1959, when voters created it specifically to stop the area from being annexed into Melbourne. So the oldest houses in LST Estates were standing before there was a city to permit them, and the neighborhood has watched Wickham Road turn from a two lane county road into one of the busiest north south connectors on this side of Brevard.
There are really two LST Estates. The parcels fronting Wickham Road are wide, visible and sitting on one of the highest traffic corridors in the area, and at least one of them has been used commercially and marketed for office or retail conversion. Behind them, Pinecrest Street runs west into a low traffic cul de sac where the houses are simply houses: brick, block, terrazzo floors, screened porches, oversized detached and attached garages. Which half you are buying changes everything about the purchase.
Housing stock runs from 1958 to 1986. Sizes range roughly 1,186 to 2,701 square feet, two and three bedrooms, two baths, one and two car garages, on parcels between about half an acre and eight tenths. Expect original terrazzo under carpet, brick fireplaces, trussed screened porches and utility sinks in the garage. Several have had new roofs, HVAC and water heaters around 2020. Homes have been trading between $338,500 and $725,000, with roughly $410,000 in the middle, and the wide spread reflects that split between residential and commercial character.
No homeowners association governs these parcels and the records show no dues. On half acre lots this close to a major road, that freedom is the appeal. Generator hookups, workshops, oversized garages and fenced rear yards are all part of the picture. Public water and sewer serve at least part of the plat, which is not universal in this vintage of West Melbourne neighborhood, so confirm it rather than assuming it for the address you are looking at.
One thing to verify carefully. This stretch between US 192 and Sheridan Road is a jurisdictional patchwork, parcel by parcel, and the Pinecrest Street side has been confirmed as City of West Melbourne while the Wickham Road frontage parcels have not been individually checked. City versus unincorporated county changes your permitting, your code enforcement and your zoning path. Before you plan a business use, an addition or a lot split, pull the jurisdiction and the current zoning on the exact parcel.

Platted in 1958, a year before West Melbourne incorporated. The city was created by referendum in 1959 to avoid annexation into Melbourne, and these lots were already drawn when that vote happened. Very little in this part of the county can say that.
Wickham Road frontage and Pinecrest Street behind it are completely different purchases: one is high visibility and commercially interesting, the other is a quiet cul de sac. Decide which one you are actually shopping for before you tour.
Every parcel here starts at about half an acre and runs to eight tenths. In a city where new construction is delivering quarter acre lots and smaller, this is the kind of land that does not get replatted twice.
No association, no dues, no architectural review. Owners have added workshops, generator hookups, insulated garages with their own air handlers, and fencing without asking anyone. Verify county or city zoning for anything structural you intend to build.
The 1958 houses came with polished terrazzo floors and brick, and where owners have kept them the material quality is better than what gets installed new at this price. Where they have been covered, pulling the carpet is often the cheapest upgrade in the house.
There is no honest way around it: Wickham is a heavy corridor and the frontage parcels feel it. That noise is exactly what makes them commercially interesting and residentially challenging. Stand in the front yard at five in the afternoon before you decide.
Anything currently available in LST Estates is shown below, on both the Wickham Road frontage and the Pinecrest Street side. Read the zoning line and the parcel size before anything else, since those two decide what this property can become.
1958, which is a year before West Melbourne became a city. The oldest houses on the plat date to the same year, and the neighborhood predates most of the development along this stretch of Wickham Road.
Pinecrest Street has been confirmed as City of West Melbourne. This corridor between US 192 and Sheridan Road is a parcel by parcel patchwork, so the answer for a Wickham Road frontage lot should be verified individually before you rely on it.
No. Nothing is recorded on this plat and nothing is assessed. Confirm at the deed level for the specific parcel, since restrictions can exist in a deed even where no association does.
From about half an acre to eight tenths of an acre. That is well above what current West Melbourne construction delivers, and it is the main reason buyers look here.
Some of the Wickham Road frontage has drawn commercial and office interest, and at least one parcel has been operated in a commercial capacity. Whether that is possible for a given lot depends entirely on its zoning and jurisdiction, so verify both before you plan anything.
At least part of the plat is. It is not safe to assume for every parcel in a neighborhood of this age, so confirm the water source and the waste system in writing during your inspection period.
Because they are unusual. A half acre parcel with a 1958 house on a heavy corridor appeals to a narrower group than a subdivision home does. For a patient buyer, that is an advantage rather than a warning.
US 192 is just south with Interstate 95 a few minutes west of it, Sheridan Road is just north, and the Wickham Road corridor runs straight up toward Melbourne, the airport and Suntree. The beaches are roughly twenty minutes east.
LST Estates sits on Wickham Road north of US 192 and south of Sheridan Road, with Pinecrest Street running west off the frontage into a quiet dead end. Wickham, county road 509 through this stretch, is one of the main north south routes on the mainland, which is what gives the frontage parcels their visibility and what keeps the back street comparatively calm by contrast.
US 192 is immediately south, putting Interstate 95 a few minutes west and downtown Melbourne a few minutes east. Wickham Road runs north past the airport and the aerospace corridor toward Suntree and Viera. Melbourne Orlando International Airport is a short drive, the medical campuses along Wickham and Hibiscus are close, and the Melbourne and Indialantic beach crossings are roughly twenty minutes east.
My partner Nichole and I will pull the jurisdiction, the zoning and the parcel history on any LST Estates address before you spend a weekend thinking about it, because on this plat those three lines decide what you are actually buying. Call or text (321) 212-7676 and tell us whether you want the quiet street or the frontage.
