Long-term rental, short-term rental, or hybrid? Here is the honest picture of investment property in Brevard County: which cities allow STR, ROI realities, regulations, and how I work with investor buyers.

Long-term rental vs short-term rental

Long-term (12+ months)

Steady cash flow. Lower management overhead. Less wear and tear. Allowed in essentially all Brevard zoning. Insurance and financing are standard.

Best for: hands-off investors, retirement income, first investment.

Short-term (vacation rental)

Higher revenue potential. Higher operating costs. Strict regulations vary by city. Insurance and financing are different (commercial-style).

Best for: hands-on investors, beachside properties, owners who want personal use.

Which Brevard cities allow short-term rental

STR regulations in Brevard vary widely by city. Important to verify current rules at the time of purchase, but here is the general landscape:

  • Cocoa Beach. Active STR market. Operates by city license and registration. Strong demand from cruise ship and KSC visitors.
  • Cape Canaveral. Active STR market. Similar registration requirements. Strong cruise port demand.
  • Cocoa. Permitted with city approvals in many areas. Quieter STR market than the beach.
  • Indialantic. Short-term rental is NOT permitted under current city ordinance. Avoid this market for STR strategies.
  • Melbourne Beach. Permitted with city registration, though HOA and condo rules vary widely. Verify per property.
  • Satellite Beach. Currently restrictive on STR. Verify the current ordinance before making an offer.
  • Indian Harbour Beach. Permitted with city registration. Active STR market with strong demand from beach visitors.
  • Most inland cities (Viera, West Melbourne, Suntree, Rockledge). Limited STR. HOA-restricted in master-planned communities.

Florida has shifted on STR regulation multiple times. Check the city ordinance, the HOA bylaws, and any condo rules BEFORE going under contract. The wrong purchase can be unrentable as STR.

ROI realities

Honest expectations for Brevard investment property in 2026:

  • Long-term rental gross yield: 5 to 7 percent on inland Brevard, lower in beachside and high-end markets.
  • Cap rates after expenses: 4 to 6 percent realistically after taxes, insurance, vacancy, repairs.
  • Short-term rental gross revenue: Highly variable. Cocoa Beach 2 bed/2 bath can range $40K-$70K/yr. Same property carrying costs (mortgage, taxes, insurance, cleaning, management) typically eat 60-70 percent.
  • Appreciation: Brevard market appreciation has been strong. Past performance is not a guarantee.

Property management options in Brevard

Long-term PM

8-12% of rent. Standard service. Multiple Brevard companies. Several have proven track records.

Short-term PM

20-30% of revenue. Includes booking, cleaning, guest comms. Higher overhead. Specialty firms in beachside.

Financing investment property

Investment property loans in Florida have specific requirements:

  • 20 to 25 percent down for conventional investment loans
  • Slightly higher rates than primary residence loans
  • DSCR (debt service coverage ratio) loans available for buyers without traditional W-2 income, qualifying based on rental income
  • Cash purchases avoid loan complexity and offer cleaner offer-side leverage in negotiations
