Eastwood One is the first Eastwood plat inside Heritage Oaks, a gated pocket at the end of Heritage Oaks Boulevard off Minton Road. You enter through Botanica Circle, and Maeve and Lune carry the addresses. It was platted in 2003 and finished across two entirely different construction eras, 2006 through 2007, and then again a decade later.
Heritage Oaks is a larger development off Minton Road in West Melbourne, with several separately gated subdivisions strung along Heritage Oaks Boulevard. Eastwood One is the first Eastwood plat within it. All of this sits inside the City of West Melbourne, not Melbourne, which matters for permits, code enforcement, police response and utility billing. West Melbourne is its own municipality and one of the fastest growing in Brevard County, most of that growth along Minton Road and Palm Bay Road.
The buildout history explains most of what you will notice walking the street. Eastwood at Heritage Oaks Development Company registered with the state in 2003 and is long gone. Eastwood at Heritage Oaks II, LLC came along in 2008 and is also inactive now. In between, the market stopped. So the houses run from 2006 to 2017, clustered heavily in 2006 and 2007, with later homes filling in leftover lots a decade after their neighbors were finished.
That gap shows up in the numbers. Living area here spans about 1,517 to 3,926 square feet, one of the widest ranges you will find inside a single gate in West Melbourne, and lot sizes swing from roughly 0.14 acre to nearly three quarters of an acre. Bedroom counts run three to six, baths two to five, garages two and three car. Homes here have been trading between $350,000 and $530,000, and about $426,000 is where most of them land.
The shared amenity is a community pool, and several houses sit directly across from it, which is convenient and also means foot traffic past your driveway on a Saturday. Sidewalks run the neighborhood and there are green spaces between the pods. Four in thirteen of the homes that change hands back onto water. Private pools are rare here, only a couple, so if you want your own you are likely adding it rather than buying it.
Eastwood at Heritage Oaks Subdivision Homeowners Association, Inc. is active with the Florida Division of Corporations and the community is administered through an outside management company. Dues apply and the gate is part of what they cover. Get the current documents, the reserve position and the gate and rental rules in writing, because a gated community with a shared pool carries obligations that an open subdivision down the road does not.

Half of this neighborhood was finished before the downturn and part of it a decade after. Construction standards, code cycles and finish levels are not the same across a 2006 house and a 2017 house on the same street. Find out which side of the gap your candidate falls on.
From roughly 1,500 square feet to nearly 4,000 inside one gate, and from a seventh of an acre to nearly three quarters. That variety is unusual and it means comparable sales require actual thought. Do not let a neighborhood average tell you what a specific house is worth.
There is a community pool with open space beside it, and it is genuinely close to some of the homes. That is one of the reasons to buy here. It also means the dues cover an amenity you will want to see maintained, so ask about the reserve study, not just the rules.
Most plans here go up rather than out, with formal living and dining rooms on the first floor and bedrooms plus a loft above. It buys square footage on a modest lot. It also means stairs, two air handlers on some plans, and a narrower resale audience later.
Only a couple of these homes have their own pool. If that is on your list, budget for adding one and check the rear setback, the lot depth and the association's approval process before you assume it will fit.
Heritage Oaks Boulevard feeds out to Minton Road, which is the north to south spine of West Melbourne, connecting US 192 and Norfolk Parkway to Palm Bay Road. Interstate 95, the hospital campuses, the retail corridor and the airport are all short drives. Minton is busy, and that is the trade.

From US 192 you head south on Minton Road and turn onto Heritage Oaks Boulevard, then follow it to the end. Botanica Circle is the loop at the far end of the boulevard, and the Eastwood gate opens off it, with Maeve Drive and Maeve Circle inside. Coming from the south you can reach Minton from Norfolk Parkway or Palm Bay Road. It is the back of the development, which means almost nothing passes through.
Minton Road is the connector that makes this address work. North it reaches US 192 and the West Melbourne retail corridor, south it reaches Palm Bay Road, and Interstate 95 is a few minutes west from either. Melbourne Orlando International Airport and the aerospace and defense employers around it are a fifteen minute run northeast, and the Indialantic and Melbourne Beach crossings are roughly twenty five minutes east.
