Hammock Lakes West is the western half of a gated community off Eber Boulevard, reached by Brunswick Way and built out in two phases between 2004 and 2006. Tuscarora Court carries most of it, with Stockbridge alongside. Homes run about 1,800 to 3,150 square feet on fifth acre to four tenths acre lots, and half of them have a pool.
Hammock Lakes West is the west side of the Hammock Lakes community, recorded as Phase 1 and Phase 2 and built between 2004 and 2006. You reach it from Eber Boulevard, which you pick up from Minton Road, Dairy Road or Hollywood Boulevard, then turn onto Brunswick Way and into the gate. Tuscarora Court is the main address inside, with Stockbridge accounting for the rest.
This is the City of West Melbourne, not Melbourne and not unincorporated county. City permitting, the West Melbourne Police Department and city services apply, and Hammock Lakes Park is a city facility. That combination, a gate plus a municipal government, is less common in Brevard than you might think, because most gated communities in the area sit out in the unincorporated county.
The houses are boom era in the good sense: block and stucco, three to five bedrooms, two to four baths, two and three car garages, and enough plan variety that a 1,795 square foot single story and a 3,154 square foot two story with a loft can sit on the same street. The loft plans are genuinely useful, working as a fifth bedroom, an office or a second living area. Lot sizes reach four tenths of an acre at the deeper end.
Half the homes here have a pool, and a noticeable share of those are solar heated, which is a leftover of the era and a real operating advantage. Underground propane tanks show up on a few. Fenced back yards are common, often white vinyl. One thing to be clear about: despite the name, only a small number of these lots actually front a lake, so if water view matters to you, confirm it rather than assuming the community name delivers it.
Hammock Lakes Homeowners Association of Brevard, Inc. is registered with the Florida Division of Corporations and active, with a community address on Brunswick Way, and outside management has been involved. Membership comes with the deed and dues apply. On a gated community, ask specifically how the gate hardware and entry system are funded, who maintains the lake banks and the common landscaping, and what the reserves look like.

Most gated communities around here sit in the unincorporated county. This one does not. You get controlled access and West Melbourne city government at the same time, which shows up in permitting, policing and the upkeep of the roads outside the gate.
Phase 1 and Phase 2 recorded separately and were built within about two years of each other. The result is consistent architecture with slightly different lot depths, which is why some rear yards here run noticeably deeper than others.
A 1,795 square foot single story and a 3,154 square foot two story with an oversized loft are both normal here. That range is unusual inside one gate, and it means the community works for people at very different stages without anyone feeling out of place.
Half the homes have a pool and a good number carry solar heat on the roof, which was popular when these were built. If a house has it, get it inspected. Working solar on a pool extends your swimming season for almost nothing in running cost.
Hammock Lakes has lakes, but only a handful of lots in the west section actually front one. Verify the view from the specific back yard rather than trusting the community name, because the price difference between a lake lot and an interior lot is real.
Eber Boulevard puts you minutes from the Minton Road and US 192 corridors, and the drive to the large aerospace and defense employers on the west side of Melbourne is short. That is a large part of why this community holds up when the market softens.

Eber Boulevard connects quickly to Minton Road and Dairy Road, with US 192 just north and I-95 at exit 180. The large west Melbourne employers are a short drive, Melbourne Orlando International Airport is close, and the beaches are about twenty five to thirty minutes east.

Everyday driving is straightforward. US 192 is a few minutes north with I-95 at exit 180, Minton Road runs north and south through the middle of the city, and Palm Bay Road is south. Melbourne Orlando International Airport is a short run east, the Melbourne and Indialantic beaches are roughly twenty five to thirty minutes, and Orlando is about an hour by I-95 and State Road 528.
