Eber Cove is an 89 homesite community off Eber Boulevard in West Melbourne, built by the Brevard builder LifeStyle Homes between 2019 and 2022. Every address is on Trovita Circle, which loops around the water. Most of these houses look at a pond, they were built to Energy Star and SunSmart standards, and a good share carry impact glass from the day they were finished.
Eber Cove In West Melbourne, Florida
Eber Cove is one street with one name on it. Trovita Circle comes off Eber Boulevard near Dairy Road, loops around the water and comes back, and that loop is the entire community, 89 homesites in total. LifeStyle Homes, a builder based here in Brevard rather than a national volume operation, started delivering houses in 2019 and finished in 2022. The community sold out, so everything trading now is a resale of something nearly new.
This is the City of West Melbourne, not Melbourne. West Melbourne is its own incorporated city, it has its own police department and its own permitting counter, and it has been the fastest growing municipality in Brevard County since 2000. The Eber Boulevard corridor is a good illustration of why: it runs between Minton Road, Dairy Road and Hollywood Boulevard and has filled in with newer subdivisions over the past twenty years, this one among the last.
The floor plans came out of LifeStyle's Traditional Collection, patio style homes with names borrowed from the Caribbean: the Nevis, the Tahitian, the Grand Cayman and the Grand Cayman II. Sizes run about 1,789 to 2,541 square feet on lots of roughly a seventh of an acre, three to five bedrooms, two car garages. Ten foot ceilings, eight foot doors, quartz counters, large format tile and walk in pantries are standard rather than upgrades on most of them.
Water is the defining feature. Roughly two thirds of these houses front a pond, and the plans were oriented to use it, with sliders and window walls opening from the great room and the primary suite onto a screened or pavered lanai. Prices have run about $395,000 to $570,000, with the middle near $435,000. The gap between the ends of that range is mostly water frontage, lot width, and whether the back yard has been fenced and finished.
Eber Cove Homeowners Association, Inc. is registered with the Florida Division of Corporations and active, with Keystone Property Management appearing as the managing agent. Dues apply. Because the community is young, the useful questions are different from an older one: ask what the reserve study says about the pond banks, the entry landscaping and the street, and confirm what portion of the builder warranty, if any, transfers with the house.

A Local Builder, Not A National One
LifeStyle Homes builds in Brevard and Indian River counties and nowhere else, and the finish level here reflects that. Quartz counters, real cabinetry, ten foot ceilings and eight foot doors show up as standard on these plans rather than as options that pushed the price.
Impact Glass From Day One
A large share of these houses left the builder with impact rated windows and doors already installed, and some carry impact rated screen doors as well. On a Florida coast county, glass installed at construction is worth more than glass retrofitted later, and your insurance conversation goes differently.
Two Thirds Of The Loop Is On Water
The ponds sit inside the Trovita Circle loop, so most homes look across them rather than into a neighbor's lanai. Verify which side of the street an address sits on, because the difference between a water view and a rooftop view is the largest single factor in price here.
Patio Homes, Not Estate Lots
A seventh of an acre is a modest lot and these plans use most of it. Yards are typically fenced, often in aluminum picket so the water view carries through. If you want a boat, an RV or a workshop building, this is not the community for it.
Everything Is Nearly New
The oldest house here dates to 2019. Roofs, air conditioning, water heaters and appliances are all still young, which is a real advantage in a market where much of Brevard's inventory is thirty years old and facing all four of those bills at once.
Eber Boulevard Is A Shortcut
Eber runs between Minton Road, Dairy Road and Hollywood Boulevard, which lets you reach Palm Bay Road, US 192 and Interstate 95 without sitting through the worst of the Minton Road lights. The large west side employers and the airport are both short drives.

Eber Cove sits in the City of West Melbourne on Eber Boulevard, the east to west connector between Minton Road and Dairy Road, with Hollywood Boulevard feeding it from the south. Trovita Circle is the only street in, and it loops around the ponds and back out again, so there is no through traffic at all. The Hammock Lakes communities are the nearest neighbors along the same corridor.
Getting anywhere from here is short. Palm Bay Road is just south with Interstate 95 at exit 176, US 192 and New Haven Avenue are a few minutes north with the Melbourne Square area and the medical corridor beyond, and Minton Road runs north and south through the middle of the city. The airport is a short run east and the Indialantic and Melbourne beaches are roughly twenty five minutes across the causeways.
