Timber Ridge In West Melbourne, Florida

Timber Ridge sits inside the City of West Melbourne, between Dairy Road and Minton Road just south of US 192. West Melbourne is not a district of Melbourne. Voters created it in 1959 to stop the area from being annexed, and it has grown faster than any other municipality in Brevard County since 2000, running its own police department and its own permitting while buying water from the City of Melbourne. Permits, code and city business go to West Melbourne.

One plat, one street. McClain Drive comes in from Henry Avenue, bends, requires a turn to stay on itself, and ends. Every address here carries the same street name, which makes this one of the easiest communities in the area to describe and one of the hardest to find inventory in. Sidewalks line it, which for a subdivision of this vintage and price point was not a given.

The houses went up across three years, 2000 through 2002, and they are modest and well proportioned: roughly 1,349 to 2,252 square feet, three and four bedrooms, two to three baths, two car garages, on lots between about a fifth and a third of an acre. Cathedral ceilings, split floor plans and screened porches repeat. Owners have been aggressive about updates, and remodeled kitchens with quartz or granite, engineered wood floors and 2018 through 2023 roofs and HVAC systems are common. Homes have been trading between $295,000 and $470,000, with about $400,000 typical.

Two things stand out physically. There is a lake in the community, and a couple of the lots front it. And more than half of these homes have a private pool, most of them screened, several heated, which is a high ratio for a neighborhood at this size and price. Combined with fenced back yards and the sidewalk loop, it makes for a street where people are outside. Look closely at pool equipment age when you tour, since a twenty year old pool with original equipment is a real number.

Timber Ridge Homeowners Association, Inc. has been registered with the Florida Division of Corporations since 1999 and is active, with its registered address on McClain Drive itself rather than at a management company across the county. Membership applies and dues apply. A resident run board tends to mean lower overhead and more direct answers, and it also means you should read the meeting minutes before you buy. US 192, the mall corridor, the hospital and Interstate 95 are all close, and so is Melbourne Orlando International Airport. That access is the main reason people buy here. Stand in the back yard on a weekday and listen before you decide how you feel about the flight path.

From Interstate 95 you come east on US 192 and turn south on Dairy or McClain, and from the east side you come west on 192 past the mall corridor. It is a pocket neighborhood inside an area that is otherwise commercial, which is exactly what makes the street feel quiet once you are on it.

Everything daily is within a few minutes: the US 192 and Minton Road retail, the medical campuses, and Interstate 95 at the 192 interchange, which puts Orlando near an hour and Viera about twenty minutes north. Melbourne Orlando International Airport and the aerospace and defense employers around it are a short run northeast, and the Indialantic and Melbourne Beach crossings are roughly twenty minutes east.
