Two streets, one recorded plat, no phases and no confusion about which section you are in. Part of the community looks across at preserve rather than at other rooftops, which on a small lot plat is worth more than it sounds.
The build window is narrow. Everything went up in 2005, 2006 or 2007, at the top of the last boom, and the plans reflect what buyers wanted then: two story elevations with a tall entry foyer, formal and casual living areas downstairs, a bonus or flex room, and the owner suite upstairs, sometimes with an adjoining flex space. Ask what the assessment covers, what the fencing and parking rules say, and whether reserves are funded.
The tradeoff is the lot. You get a lot of house here, more square footage per dollar than most of West Melbourne, but the yard is small and several of the plans are two story, which matters if stairs are a long term concern. The other question is age. These roofs and air handlers are now around twenty years old, and while several have been replaced recently, several have not. Homes have traded between $322,000 and $499,900.

The typical house here is close to 2,900 square feet, which is far more interior space than most West Melbourne plats deliver in this price band. If you need bedrooms, a bonus room and a home office, this is where the room is.
Thirteen to eighteen hundredths of an acre. The mowing takes twenty minutes and the fence line is short. It also means the back yard is modest, so if a pool or a workshop is on your list, measure before you fall in love.

Fairmont sits west of Dairy Road on the south side of New Haven Avenue, US 192, inside the City of West Melbourne. Dairy Road is one of the quieter north south connectors on this side of the city, running between New Haven Avenue and Palm Bay Road, with residential plats rather than retail along most of it. Tortuga Way is the turn in, and everything past it is Fairmont.
From the entrance, New Haven Avenue is a short run north and carries the bulk of the area's shopping and services. Interstate 95 is a few minutes west at Exit 180, which puts Orlando around an hour out. Melbourne Orlando International Airport and the defense and aerospace corridor near it are northeast, and the barrier island beaches are about half an hour east across the Melbourne causeway.
