What you get inside is the late 2010s builder package executed consistently: nine foot ceilings, open kitchen to family room, forty two inch upper cabinets, quartz or granite counters, stainless appliances, a single basin sink, and wood look tile or luxury vinyl plank running through the whole floor plan.
Buyers who came in early took the builder options and it shows. Extended garages with a two foot bump out, epoxy floors, pre plumbed utility sinks, custom rock siding accents on the elevation, vented range hoods, upgraded baseboards, extended patios. When you tour here, the difference between two houses on the same street is almost entirely the option list somebody checked in the design center in 2018, so pay attention to it.
Cypress Landings Homeowners Association of Brevard County, Inc. has been registered with the Florida Division of Corporations since 2017 and is active, with administration handled through an outside management company. Membership is mandatory and dues apply. This is a young community, so ask what has actually been funded in reserves for the pond bank, the entry landscaping and the sidewalk sections, because the first big expenses in a 2018 subdivision are still ahead of it.
Homes here have traded between $359,000 and $475,000, with something near $405,000 typical. Two things to be clear eyed about. There are no private pools in this community and there is no true waterfront, though a few front rooms look out over the retention pond. And the lots are small, so if you want a boat, an RV or a workshop, this is not the neighborhood, no matter how good the kitchen is.

KB Home built essentially all of it between 2018 and 2019. That consistency is worth something: same era of code, same construction methods, same roof age across the community, and no surprise 1970s house wedged into the middle of it.

This is a planned subdivision with sidewalks on the streets and generous pavement widths. For anyone who walks in the evening or wants to ride a bike without being in traffic, that is a functional difference from the older unplatted pockets nearby.
There are no private pools in the community and there is no shared pool. If a pool is on your list, you are either adding one on a small lot with association approval or you are shopping somewhere else. Better to know that now.
Fencing shows up on a majority of these lots, which is not always the case in a young association community. It is a practical point for anyone with dogs, and it means you are not the first person asking for approval.

Cypress Landings sits north of Palm Bay Road NE in West Melbourne, entered from Durham Drive and Explorer Drive, with a second way in from Snicole Avenue off Dairy Road. Potenza Drive is the main interior street and Orsi runs off it. This is the newer part of West Melbourne, the corridor that has absorbed most of the area's residential growth over the last fifteen years, so the surrounding roads are built for it.
I-95 at exit 176 is a couple of minutes away, which is the main reason people choose this side of town. Hammock Landing on Palm Bay Road NE covers the big box shopping, groceries and restaurants. Melbourne Orlando International Airport is about fifteen minutes northeast, downtown Melbourne is twenty, the beaches at Indialantic are around half an hour east, and Orlando is roughly an hour up the interstate.
