Everlands is the master plan and The Timbers is one village inside it. The Everlands Master Association was registered with the state in 2021, and The Timbers at Everlands Homeowners Association followed in 2022. Both are active. This is the section reserved for residents 55 and better. Riverwood, Edgewood and Palm Vista are other Lennar sections under the same Everlands umbrella and they carry no age restriction, so do not assume the rules from one apply to another.

Lennar is the builder and the community is planned for roughly 450 homes across several collections, from paired villas up through larger single family plans. Sizes run 1,670 to 2,807 square feet with two to four bedrooms and generous bath counts. Six in ten are single story. Walls are stucco over concrete block with shingle roofs, and impact rated windows came standard on the majority, which matters more for your insurance quote than almost any other feature.

Roughly $300 a month is the assessment, and it buys a real amenity program rather than a token one. The clubhouse anchors a resort style pool, a fitness center, tennis and pickleball courts, bocce, a dog park and a trail network, with an activities calendar run on site. Grounds maintenance and the gate are included. Leland has appeared as the management company. Compare the annual total against a quarterly billing community before you decide it is high.

Street names lean celestial. Blessed Isles Drive and Antarus Drive carry the bulk of the addresses, with Cepheus Place, Serpens Place, Cavailian Place, Veronese Place and both an Antibes Court and an Antibes Place filling in. Cepheus and Serpens are constellations, which is a fitting choice forty miles from a launch pad. Homesites are compact, 0.11 to 0.23 of an acre, and about one in five backs to water.

Pricing spans $319,000 to $544,980 with the center at $420,000, roughly $188 a square foot, and houses go under contract in about four weeks. Over half of what trades here is still builder product, so resale competes directly with a model center that can offer incentives. The tax figures range from under $1,000 to nearly $8,800 because many homes are still catching up to finished assessed value.

One Builder, Several Collections

Lennar planned roughly 450 homes across paired villas and larger single family collections, so you can compare a 1,670 square foot villa and a 2,800 square foot single story within the same gate, the same documents and the same amenity fee. That is unusually convenient shopping.

Impact Glass Came Standard

Most homes here were delivered with impact rated windows. In Brevard County that changes your insurance premium, removes the shutter routine before a storm, and quietly cuts road noise. It is the single most valuable line item on the spec sheet and it is already installed.

Three Hundred Dollars A Month

The assessment is billed monthly and lands near $300. Annualized, that is above most Palm Bay communities, but it funds a clubhouse, a resort pool, fitness, tennis, pickleball, bocce, a dog park, trails, an activities program and your lawn. Run the annual comparison, not the sticker.

Nobody Has A Private Pool

Not one house here has put in a backyard pool. Lots are compact and the amenity center does the work. If a screened pool in your own yard is a requirement, this community will frustrate you no matter how good the clubhouse is.

Builder Inventory Is The Competition

More than half of what changes hands here is still new construction from the builder. A resale seller is competing with a sales office that can adjust incentives at will, which affects timing, pricing and what a fair number looks like from either side.

The Timbers sits in northwest Palm Bay, inside the Everlands master plan off Emerson Drive NW where it meets St Johns Heritage Parkway. From Malabar Road you head west to the parkway, turn north for about a mile, and the community is on the right. From the interstate, exit 176 at Palm Bay Road and Emerson Drive NW brings you in from the other direction. Antarus Drive and Blessed Isles Drive run through the interior.

This is the growth edge of the city, where the parkway opened up ground that sat empty for decades and national builders moved in quickly. Fred Poppe Regional Park is on the Malabar Road corridor nearby, with soccer fields, a disc golf course, a jogging trail and the Ted Whitlock Community Center. Melbourne, the airport and the causeways east are all a reasonable drive from this corner of the city, which sits about as far from the water as Palm Bay gets.
