Coming from the south, Malabar Road west to the parkway and then north about a mile gets you to the same place.

This is a new frontier position rather than an established one. Palm Bay Road retail is about ten minutes east, Melbourne Orlando International Airport twenty to twenty five, and the Atlantic beaches roughly half an hour across a causeway, since Palm Bay is inland. The tradeoff is that everything currently routes through one two lane parkway, and the corridor is still filling in with houses faster than the road is being widened.
