St Johns Preserve In Palm Bay, Florida

St Johns Preserve sits on the west side of St Johns Heritage Parkway in northwest Palm Bay, in the 32907 ZIP. There are two ways in. The north entrance is Carrick Street and the other is Pinwherry Street, both directly off the parkway. Inside, Kylar Drive is the spine and carries close to half the addresses, with Soleway Avenue, Bonnyton Lane, Roygaris Street and Carrick filling out the rest.

It was built in phases and by more than one builder, which is unusual and worth knowing. Landsea Homes opened it, sold out a first phase of 40 houses in nine months, and closed on 65 more homesites in a second phase in January 2022 on lots measuring 50 by 120 feet. Maronda Homes and Adams Homes delivered here as well. Landsea now trades as Risewell Homes following a 2025 merger.

Because of that history the housing stock is more varied than a single builder community produces. Houses run 1,635 to 3,230 square feet, three to six bedrooms, two to five baths, with a two car garage standard and a third bay on some plans. Roughly two thirds are single story. Lots are compact, from 0.13 to 0.31 acre with 0.14 typical. Twenty properties front water and about a quarter have a pond in the view.

The association is St. Johns Preserve Homeowners Association, Inc., an active Florida nonprofit, with Omega Community Management appearing on most of the records. The fee comes in two shapes depending on when the contract was written: $165 a quarter on the newer ones, or $550 to $600 a year on the earlier ones. That covers the gate, the community pool and cabana, street lights and the maintained common areas.

Typical pricing lands at $408,424 and about $191 a square foot, and the whole range only spans $375,000 to $600,000, which is tight for a community of this size. Watch the tax line closely. Many of these addresses were assessed as vacant land before the house existed, which is why annual figures as low as $151 sit next to others past $7,000 in the same neighborhood.

Three Builders In One Plat

Landsea Homes opened the community, Maronda Homes and Adams Homes also delivered here, and Risewell Homes is the current name on the Landsea side after a 2025 merger. That means two houses of similar size on the same street can come from different companies with different warranties, different standard features and different resale histories.

Two Gates Off The Parkway

Carrick Street is the north entrance and Pinwherry Street is the other, both directly onto St Johns Heritage Parkway. Two controlled entries in a community of this size keeps the morning queue short and gives you a route out even when one gate is down, which is a small thing until it is not.

Kylar Drive Is The Neighborhood

Close to half the addresses sit on Kylar Drive. It curves through the middle of the plat and touches most of the water. Knowing where on Kylar a house sits, and whether it backs to a pond, a preserve edge or another house, matters more here than knowing which street it is on.

Small Lots, Real Amenity

Many of these are 50 by 120 foot lots, which is tight for the square footage on them. The trade is the gate, the community pool and cabana, and a price that starts under $400,000. If a big yard is your priority this is the wrong community, and the acreage south along Babcock Street is the right one.

Fred Poppe Regional Park Is Close

The city's 200 acre Fred Poppe Regional Park on Malabar Road NW carries lighted athletic fields, basketball and volleyball courts, a dog park, four fishing lakes, disc golf and trails, plus the 18,000 square foot Ted Whitlock Community Center. That is a substantial public amenity a few minutes from the gate.

The Tax Figure Is Misleading

Annual property tax numbers attached to houses in this community range from $151 to more than $7,000. The low ones are assessments made before the house was finished, so do not build a monthly payment around them. Ask what the assessed value will be once the improvement is fully on the roll.

Where St Johns Preserve sits

St Johns Preserve is on the west side of St Johns Heritage Parkway in northwest Palm Bay, between US 192 to the north and Malabar Road to the south. From I-95 you can come in at exit 180 to US 192 west, then south on the parkway roughly five miles, or at Malabar Road exit 173 and west to the parkway, then north. Both entrances open straight onto the parkway itself.

The parkway is the practical reason this location works. It was built to route traffic around the older Port Malabar street grid, so getting to US 192, Malabar Road or the interstate does not mean driving through the middle of the city. Melbourne is roughly twenty five minutes and Viera a little further. Palm Bay is inland, so the ocean means heading east and crossing a causeway.
