Gardens at Waterstone In Palm Bay, Florida

Waterstone is a large planned community in southeast Palm Bay that first came before the city in 2005. Earlier phases were built out under the names Heron Bay and The Lakes, then the market stopped and the project sat. The city approved the final development plan for the Gardens section in June 2018, covering roughly 96 acres and just under 300 homes. Construction started in earnest in 2023.

KB Home is the builder. That is the single most useful fact about the place, because it explains the floor plan lineup, the finish choices and the way houses are priced. Plans run from about 1,637 square feet up to 3,760, with three to six bedrooms and two to five baths. Roughly six in ten are two story. Exteriors mix stucco over block on the first level with stone accents and frame above.

The community is gated, with a pool and cabana, a pickleball court, a playground and a clubhouse. Quarterly assessments have run about $275, and the association covers grounds maintenance in the common areas. Management is off site. Because the Gardens were platted in phases, you will see Phase 1 and Phase 2 references on paperwork, and the fee arrangements have not been identical across every closing.

Water is a real feature and not just a marketing line. Roughly 24 of the homes have a lake or pond behind them, and the community is laid out with retention lakes threaded between the streets. Canfield Circle carries the largest share of the houses, followed by Grappler Circle, Barringer Drive, Grantham Lane, Glaspell Circle, Aramore Road and Hugo Drive. Lots are small, from about a tenth to a quarter acre.

Prices center near $400,000 with a spread from the middle three hundreds past $600,000 depending on plan and lot. At roughly $171 a square foot this is one of the better values per foot in Palm Bay, but new construction moves slowly, with homes averaging close to three months on the market. Property tax figures on the newest houses are still catching up to finished value, so do not plan your budget on the current bill.

KB Home built this section, so the plans, the warranty structure and the finish packages are consistent from house to house. That makes comparison shopping straightforward: two houses of the same plan differ mainly by lot, orientation and which options the first owner selected.

Gated With Real Amenities

Controlled entry, a pool with a cabana, a pickleball court, a playground and a clubhouse, all covered by roughly $275 a quarter. For Palm Bay, that combination of gate and amenity package at this price point is not common outside the Bayside Lakes villages.

Lake Lots Are Plentiful

Retention lakes are woven through the plat, and a large share of the houses back to water. A rear lake lot commands a premium and keeps it, so if a water view matters, look early rather than settling for an interior homesite and hoping to trade up later.

That location trades established retail for highway access. You are minutes from the interstate and a straightforward drive to Melbourne, Melbourne Orlando International Airport and the employers along the Palm Bay and Melbourne corridor. Everyday shopping means heading north on Babcock or over to Malabar Road. Palm Bay is inland, so the beach is a drive east across a causeway rather than a walk.
