Deer Run is an acreage community established in 1980 in the far south end of the Palm Bay area, entered off South Babcock Street below St Johns Heritage Parkway. Deer Run Road is the spine. Off it run Cavalier Street, Trotters Street, Buckskin Street, Stallion Street, Pinto Lane, Appaloosa Street and Horseshoe Avenue. Nobody names streets that way by accident. The equestrian intent was in the plat from the start.

Horses are genuinely part of the picture, but they are optional. The community keeps an equestrian ring and riding area along with a clubhouse, tennis courts, basketball courts, pickleball and a barbecue area. Some parcels are actively used for horses and carry agricultural classification. Many are simply wooded acreage with a house on it and no barn, no fencing and no interest in livestock. Both are normal here.

Lots run from two and a half acres to more than five, with about two and two thirds acres typical. Houses span three decades, from 1993 through brand new custom construction being finished right now, and range from 1,942 to 3,633 square feet. There is no city water and no sewer line. Wells and septic systems serve the community, so plan on a water test and a septic inspection.

You turn west off Babcock onto Deer Run Road and the pavement immediately changes character: wide lots, long driveways, tree canopy and no sidewalks. Micco Road runs to the south of the community.

Practically, that puts I-95 within a short drive and Melbourne roughly half an hour north depending on traffic on Babcock. Everyday shopping is up toward Malabar Road or the Bayside Lakes corridor. Palm Bay is inland, so the ocean means a drive east and across a causeway. What you gain for the extra minutes is 1,322 acres of county sanctuary trails essentially at the end of the road.
