The northernmost streets in Brevard in

Scottsmoor

Scottsmoor is its own community, the northernmost settlement in Brevard County, sitting on US 1 where the old Dixie Highway ran. Volusia County is the next line north. Mail comes through the Mims post office, which is why records file it under Mims. The streets are a plain grid: Palm, Hammock, Vermont, Seminole, Travis, Huntington, Cooledge, Spring.

What Scottsmoor actually is

Scottsmoor In Mims, Florida

First, the label. Scottsmoor is a distinct unincorporated community and a census designated place at the far north end of Brevard County, not a subdivision inside Mims. It carries a 32754 Mims postal address because that is where the mail is handled, and property records follow the postal designation. Locally, nobody in Scottsmoor calls it Mims. If you are searching by city name, you need to know that both labels point here.

The setting is defined by four edges. Volusia County is the boundary to the north, I-95 runs along the west, the Indian River Lagoon is east across US 1, and Aurantia sits to the south. Settlement here goes back to 1861, when James Garvin established the community on a Spanish land grant, and in the 1920s it worked as a resort area before that business moved south to Titusville with the space program.

There is no subdivision structure and no homeowner association. The two recorded plats are Scottsmoor Annex and Scottsmoor Resubdivision, and the streets are named rather than themed: Palm Street, Hammock Street, Vermont Street, Seminole Street, Travis Street, Huntington, Cooledge and Spring. Two properties sit on a dead end street. Lots run from about a third of an acre to 1.18 acres, with roughly 0.62 acres typical.

Houses run 1,319 to 2,836 square feet, built between 2000 and 2026 with 2007 typical, and block with stucco is the standard build. What stands out is the outbuildings. Garage capacity reaches eight bays because owners here put up detached metal shops, a 20 by 30 on one property and a 30 by 26 on another. With no association and county code as the only rulebook, that is what people do with a half acre or better.

Water is private well and wastewater is septic, with aerobic systems on some of the newer construction. Two homes have an above ground pool, none has water frontage. Typical price is around $440,000 with a band from $380,000 to $655,000 and roughly $231 a square foot, which makes Scottsmoor one of the more reachable ways into a large lot with no dues anywhere in Brevard County.

What defines Scottsmoor

Scottsmoor Details

A Community, Not A Subdivision

Scottsmoor has its own name, its own history back to 1861 and its own exit on I-95. It is filed under Mims only because that is where the mail goes. Understanding that distinction saves confusion when you compare records or talk to a neighbor.

The Last Exit Before Volusia

I-95 exit 231 is signed Scottsmoor and connects to US 1 by way of Deering Parkway. The Volusia County line is immediately north, which puts Oak Hill and the New Smyrna Beach area within an easy run and makes the drive to Daytona shorter than the drive to Melbourne.

Half Acre To An Acre, No Dues

Lots average around 0.62 acres and reach past an acre, with no association billing you and no committee reviewing your plans. In a county where large lots increasingly come attached to a covenant book, that combination is getting harder to find.

Metal Shops In The Back Yard

Garage capacity in this community reaches eight bays, and that number comes from detached workshops rather than attached garages. If your reason for buying here is space for equipment, a boat or a project, the precedent is already on the street.

Wells And Aerobic Septic

Every home draws from a private well. Wastewater goes to septic, and some of the newer construction uses aerobic systems, which need routine service and carry higher ongoing costs than a conventional tank. Find out which type is on the property before you close.

Rocket Launches Overhead

Kennedy Space Center sits south down the coast, and launches are visible from yards up here. It is a genuine part of daily life in north Brevard rather than a marketing line, and it costs you nothing but the walk to the driveway.

Scottsmoor Frequently Asked Questions

Is Scottsmoor part of Mims?

No. Scottsmoor is its own unincorporated community and census designated place at the north end of Brevard County. It carries a Mims 32754 postal address because mail is handled through the Mims post office, and property records follow that. The two are neighbors, not the same place.

Is there an HOA in Scottsmoor?

No. There is no homeowner association and no annual assessment. The recorded plats are Scottsmoor Annex and Scottsmoor Resubdivision, and Brevard County code governs, since this is unincorporated land. Check your deed for any restrictions specific to your lot.

What utilities serve Scottsmoor?

Private wells for water and septic tanks for wastewater, with aerobic septic systems on some of the newer homes. There is no municipal water or sewer. Plan on a water quality panel, a well pump inspection and a septic and drain field evaluation.

How far is Scottsmoor from Titusville?

Titusville and its shopping are roughly twenty minutes south on US 1. Going the other direction, Oak Hill is a few miles up the highway and the New Smyrna Beach area is a straightforward run north, which is why many people here shop in both directions.

Which I-95 exit serves Scottsmoor?

Exit 231, which is signed for Scottsmoor and Oak Hill and connects to US 1 by way of Deering Parkway. Exit 223 at State Road 46 is the next one south and is the better choice if you are heading toward Sanford and Orlando.

How large are the lots?

From about a third of an acre up to 1.18 acres, with roughly 0.62 acres typical. That is smaller than the multi acre tracts west of US 1 in Mims but generous compared to a subdivision, and it is enough ground for a detached shop and room around it.

Can I build a workshop or shop building?

Owners here have. Detached metal buildings in the 20 by 30 and 30 by 26 range are already in the community, and garage capacity reaches eight bays as a result. With no association, your constraints are county permitting, setbacks and where your septic drain field sits.

Is Scottsmoor near the water?

The Indian River Lagoon is just east across US 1, and there are boat ramps in the area, but no property inside the community itself has water frontage. Canaveral National Seashore, which runs 24 miles of undeveloped Atlantic beach, is reachable from the Titusville side.

Where Scottsmoor sits

US 1 and Hammock Street, Mims 32754

Scottsmoor occupies the top of Brevard County, with the Volusia County line as its northern edge, I-95 to the west, the Indian River Lagoon east of US 1 and the old settlement of Aurantia to the south. US 1 through here follows the route of the historic Dixie Highway. The street grid sits mostly between the highway and the interstate, on ground that is a mix of cleared lots and scrub oak.

This is the north end of the county, and the drive times reflect it. Titusville is about twenty minutes south for groceries and hardware. Oak Hill is a few miles north and the New Smyrna Beach area follows, which puts Daytona closer than Melbourne. Aurantia Road passes under I-95 just south with a trailhead onto a paved 7.5 mile segment of the Coast to Coast Trail running west toward Maytown with no road crossings.
