What Fontaine Grant actually is

Fontaine Grant In Mims, Florida

The recorded plat here reads Fontaine Grant Resubdivision, and that word resubdivision tells you most of what you need to know. This is old ground that was cut into large parcels rather than a developer subdivision with an entrance sign and a covenant book. The streets are few: Coral Avenue off US 1, then Dixie Way running north, then Dunn Road heading west, with Currahee Lane branching off. Driveways are long and marked by signs on the property.

There is no homeowner association attached to these parcels, no annual assessment and no architectural committee. What governs you is Brevard County code, since this is unincorporated county land. That is why you see metal workshops here, a 23 by 39 foot detached garage on one property and a 24 by 40 shop on another, along with gated private driveways. If you want to park a boat, a trailer or a piece of equipment, nobody here is going to write you a letter.

Parcels run from two and a half acres to ten, with about three acres typical. Several carry an agricultural lot classification and at least one is set up for horses. Ponds are common enough that three of the properties look out over one. Houses date from 2000 to 2024 and run 1,612 to 2,450 square feet, so the buildings are modest relative to the land they sit on.

Every property draws water from a private well. Wastewater goes to septic, and some of the newer builds use aerobic septic systems, which cost more to maintain than a conventional tank and need periodic service. Roofs are shingle across the board. The newer construction leans on impact rated windows and spray foam insulation, which matters in a place where the nearest fire station and the nearest hardware store are both a drive.

Price per square foot here runs near $298, the highest of any Mims neighborhood covered on this site, with a typical price around $670,000 and a band from $549,000 to $721,000. That is not because the houses are large. It is because you are buying three to ten acres and a recently built house at the same time, and both halves of that combination are scarce this far north.

What defines Fontaine Grant

Fontaine Grant Details

No Association, No Dues

Nothing here bills you annually and nothing here approves your paint color. County code is the only rulebook. That freedom is the whole point of the neighborhood, and it also means no shared maintenance budget for the roads or anything else.

Land Well Ahead Of House

Parcels reach ten acres while houses top out around 2,450 square feet. You are buying dirt with a comfortable house on it, not the other way around. That ratio explains a price per square foot near $298 on a fairly ordinary floor plan.

Workshops Are Standard Equipment

Detached metal shops in the 24 by 40 range, oversized garages and gated driveways show up repeatedly. If your reason for moving to Mims involves equipment, a hobby that needs three phase power or a project vehicle, this is the kind of parcel that supports it.

Wells On Every Parcel

There is no public water out here. Each home pulls from its own well, and irrigating three acres uses the same source as the kitchen tap. Get a flow test and a water quality panel, and ask when the pump and pressure tank were last replaced.

Recently Built, Mostly

The median build year is 2019 and several homes date to 2022 through 2024. Compared with older north Brevard acreage, you are far less likely to inherit a 1970s septic system, aluminum wiring or an original roof. Verify anyway, but the odds are better here.

Interstate Access From The North End

I-95 exit 231 at Deering Parkway is the practical way in and out, which puts you closer to Oak Hill and New Smyrna Beach than most Brevard addresses. The Coast to Coast Trail trailhead at Aurantia Road under I-95 is a short drive south.

Straight answers

Fontaine Grant Frequently Asked Questions

Is there an HOA in Fontaine Grant?

No. There is no homeowner association, no annual assessment and no architectural review board. Brevard County code and any deed restrictions recorded on your specific parcel are what apply. Have your title work read carefully so you know which, if any, restrictions run with your lot.

How large are the parcels?

From two and a half acres up to ten, with roughly three acres typical. Some are cleared pasture, some are wooded, and several carry an agricultural land use classification that affects how they are assessed. Walk the boundaries and ask about the classification before you assume it transfers.

Is Fontaine Grant on city water?

No. Every property here is on a private well, and wastewater goes to a septic tank. A few of the newer homes use aerobic septic systems, which require ongoing service and periodic inspection. Budget for a well flow test, a water quality panel and a septic evaluation.

Can I keep horses or livestock here?

At least one parcel records horse use and several carry agricultural classification, so the land use supports it in principle. Confirm the zoning on the exact parcel with Brevard County before you commit, since acreage in the county can carry different land use designations lot by lot.

Why is the price per square foot so high?

Because you are paying for acreage as much as for the house. At roughly $298 a foot on homes between 1,612 and 2,450 square feet, the land, the outbuildings and the recent build years are carrying most of the value, not the finishes inside.

How do I get to I-95 from here?

Exit 231 at Deering Parkway is the closest interchange, reached by heading west from US 1. Exit 223 at State Road 46 is the other option to the south. From either one, Titusville is a straightforward run down US 1 or the interstate.

Can I build an accessory structure?

Owners here have built detached shops in the 24 by 40 range and garages large enough for equipment. With no association to approve plans, your constraints are the county permit process, setbacks and whatever your septic drain field location allows. Confirm all three before you draw anything.

What is the tradeoff living in Fontaine Grant?

Distance and self reliance. Groceries, fuel and services mean a drive, deliveries can be slow, and there is no shared budget to fix anything. In exchange you get several acres, no dues, no committee and enough separation that your nearest neighbor is not a consideration.

Where Fontaine Grant sits

Dunn Road and Dixie Way, Mims 32754

Fontaine Grant lies on the east side of US 1 in the far north end of the Mims postal area, above the main Mims crossroads and below Scottsmoor. You leave US 1 at Coral Avenue, head north on Dixie Way and then west on Dunn Road, and the pavement gives way to long driveways and property signs. This is unincorporated Brevard County, so county code and county services apply rather than a city government.

For practical purposes, I-95 exit 231 at Deering Parkway is your interchange, and that pulls you north toward Oak Hill and New Smyrna Beach as easily as south toward Titusville. Titusville shopping is roughly twenty minutes down US 1. Kennedy Space Center is about forty minutes south, and the Playalinda Beach entrance to Canaveral National Seashore is a little beyond it. Mims is inland north Brevard, so the ocean is a drive rather than a view.

Buying acreage with no association means the diligence is entirely on you: the well, the septic, the drain field, the setbacks and what the county will actually let you build.
