What Oak Hammock Estates actually is

Oak Hammock Estates In Merritt Island, Florida

You reach Oak Hammock Estates by taking North Courtenay Parkway over the Canaveral Barge Canal, turning east on Kings Way and then into Lovett Drive. That is the whole route and Lovett Drive is effectively the whole community, a single road ending in a cul-de-sac. Small enough that neighbors know each others' vehicles, big enough in lot size that you are not looking into anyone's kitchen. The 32953 ZIP puts you on the north half of the island.

Every parcel here is right around an acre, between one and 1.1, which is unusual this close to Courtenay Parkway. The oaks the plat is named for are still standing, and several lots back to a non navigable canal or to undeveloped land, so the rear neighbors on those are wildlife rather than houses. There is no water access for a boat from these lots. What you get is the buffer, the tree canopy and the quiet.

The houses date to 1986 through 1988 and they are consistent in scale, roughly 2,150 to 2,230 square feet, three or four bedrooms, two or three baths. Inside, the era shows in the best way: vaulted ceilings, floor to ceiling brick and stone fireplaces, split plans with the primary suite standing alone on one side, French doors to the lanai, screened front porches. Two car garages are standard and some are oversized.

There is no association on record and no mandatory dues, which on acre lots translates directly into what you see in the yards. Pole barns for an RV or a boat, extra carports for trailers, storage sheds, fenced dog runs, wood and chain link boundary fencing. Confirm whether any voluntary neighborhood group operates on Lovett Drive and what, if anything, it collects, because the absence of covenants means nobody is enforcing anything on your neighbor either.

Values here have run from about $455,000 to $599,900, with the middle near $550,000, and for an acre with mature trees on North Merritt Island that is a narrow, sensible band. The tradeoffs are age and infrastructure. These are late 1980s systems, so ask for roof, air conditioning and water heater dates, confirm the water and septic arrangement, and look hard at the pool shell and equipment where there is one.

Oak Hammock Estates Details

A Single Road

Lovett Drive is the community. One way in, a cul-de-sac at the end, no through traffic and no cut through for anyone else. That layout is why the road stays quiet and why the handful of houses on it turn over slowly. When one comes up, it tends to be the first time in a decade or more.

Acre Lots Close To Courtenay

One to 1.1 acres each, within a few minutes of North Courtenay Parkway. On Merritt Island that combination is rare. It means room for a pole barn, a boat, an RV and a pool without any of it crowding the house, and it means a real buffer between you and the next roof line.

Oaks And A Canal Line

The hammock the plat is named for survived the development. Mature oaks shade most of these lots, and several back to a non navigable canal or to undeveloped ground, so the rear boundary is trees and water rather than a fence and a window. No boat leaves from here, but nothing looks back at you either.

Eighties Interior Architecture

Vaulted ceilings, floor to ceiling brick and stone fireplaces, French doors out to a screened lanai, primary suites standing alone on one end of the house. Some have been modernized with wide plank flooring and granite, some have not. Decide which version you want before you start looking.

Room For The Equipment

No covenants means the pole barn, the RV, the boat trailer and the workshop are all fine. That is a genuine cost saving if you are currently paying for storage somewhere else. Measure the access, the gate width and the driveway turning radius before you assume your rig fits.

Six Miles From The Space Center

Kennedy Space Center is roughly six miles from this road, Port Canaveral and the cruise terminals are a short run, and the Merritt Island National Wildlife Refuge starts just north. If your work is on the north end of the county, this is one of the shortest commutes with an acre attached to it.

Oak Hammock Estates Frequently Asked Questions

Where is Oak Hammock Estates?

On North Merritt Island in the 32953 ZIP. Take North Courtenay Parkway over the Canaveral Barge Canal, turn east on Kings Way, then into Lovett Drive, which ends in a cul-de-sac. It is a one road community, so once you are on Lovett Drive you have seen it.

How big are the lots?

One to 1.1 acres, on every parcel in the plat. That is the defining feature here and the reason the houses feel separated from one another. Most are partly fenced, most have mature oaks, and there is room on all of them for outbuildings.

Is there a homeowners association?

No association appears on record and there are no mandatory dues. That is why you see pole barns, carports and boat parking on these lots. Ask whether any voluntary neighborhood group exists on Lovett Drive, and remember that the lack of covenants applies to your neighbors too.

Do any of these homes have water?

Some lots back to a non navigable canal or pond. It is a view and a wildlife buffer, not boat access, so nothing launches from these back yards. If you want navigable water on Merritt Island you will be looking at a different part of the island entirely.

When were the homes built?

Between 1986 and 1988. Expect vaulted ceilings, brick or stone fireplaces, split floor plans and screened porches. Roofs, air conditioning and water heaters have generally been replaced at least once, and at least one house in the plat took a new roof in 2023, so ask for dates on everything.

What should I confirm before buying here?

The water source and whether the parcel is on septic or sewer, the age and capacity of the electrical service, the condition of any pool shell and equipment, and what outbuildings and generators convey. On acre lots, also verify the survey, the fence lines and any easements crossing the property.

How far is Kennedy Space Center?

About six miles. Port Canaveral and the cruise terminals are a short drive, Cocoa Beach is roughly a quarter hour by way of SR 520, and the Merritt Island National Wildlife Refuge begins just to the north. Orlando runs about forty minutes to an hour depending on the route.

Where Oak Hammock Estates sits

Lovett Drive, Merritt Island 32953

This is the north half of the island, above the Canaveral Barge Canal, in the 32953 ZIP. North Merritt Island is a census designated place inside unincorporated Brevard County, so there is no city government here at all. County code governs the acre lots, county permitting covers the barns and the fences, and county services respond. If you are planning a structure or a fence, confirm setbacks with the county rather than assuming.

Florida State Road 3, which is North Courtenay Parkway here, is the spine of the island and puts SR 528 and the Bennett Causeway south of you and SR 405 and Titusville to the north. Kennedy Space Center is about six miles away and Port Canaveral is a short run east. The Merritt Island National Wildlife Refuge begins just north of the developed area, which is why the wildlife on these back lot lines is not a marketing line.
