Chase Hammock Lakes is a single recorded plat on North Merritt Island with one road through it, Royal Paddock Way, reached from Chase Hammock Road about a mile and a half east of North Courtenay Parkway. The entrance is gated. Chase Hammock Lakes, L.L.C. was registered with the state in 2001 to develop it, and the first houses followed in 2004, with construction continuing into 2017.

The land discipline here is unusual. Every parcel is a full acre, not an acre and a tenth or nine tenths of an acre, and every home has water at the back. The water is a lake and canal system inside the community rather than a river frontage, and it is not navigable to the Indian River, so treat it as view, wildlife and fishing rather than as boat access. Several lots also back to natural preserve.

These are custom houses, not builder plans. Square footage runs about 2,557 to 4,327 with roughly 3,600 typical, four to six bedrooms, three to five baths and three or four car garages, and one property was built by a regional luxury builder as his own residence. What you see repeated is not a floor plan but a set of choices: summer kitchens, screened pool and spa enclosures, disappearing corner sliders, twenty five foot great room ceilings, travertine and wood plank tile, impact windows and gas ranges.

Chase Hammock Lakes Homeowner's Association, Inc. has been registered with the Florida Division of Corporations since 2002 and is active. Membership is mandatory and dues apply. On a community of one acre estates behind a gate, ask specifically what the assessment covers, how the lake banks and the gate hardware are funded, and what the reserve position looks like. Get the current documents in writing before you write an offer.

Homes here have traded between $839,000 and $1,425,000, with something near $1,100,000 typical. That is the top of this stretch of Merritt Island, and the reason is straightforward: an acre, a gate, water at the back, and a house nobody else has. The tradeoff is upkeep. An acre of tropical landscaping, a screened enclosure the size of a tennis court and a summer kitchen exposed to salt air are all real line items every year.

The internal lake and canal system touches every parcel. Expect fishing, herons and long sight lines across the water at sunset. Do not expect to keep a boat behind the house, because the system does not connect out to the Indian River.

Custom, Not Catalog

There is no repeating elevation here. One home was built by a regional luxury builder as his own residence. Another is Key West inspired with twenty five foot ceilings and cedar ceiling insets. You are buying somebody's specific vision, so tour more than one before you decide what you want.

North Of The Barge Canal

The Canaveral Barge Canal was cut in 1950 and the Canaveral Lock added in 1964, the largest navigation lock in Florida, sized to pass Saturn rocket stages. Living north of it puts you on the quieter half of Merritt Island, closer to the space center than to the causeway traffic.

Launch Views From The Lanai

This part of North Merritt Island has an unobstructed northeast line toward the launch pads. Owners here watch and feel launches from the pool deck. It is not a marketing line on this street, it is a scheduling habit.

An Acre Is Work

Tropical landscaping, irrigation, a large screened enclosure and an outdoor kitchen all live in salt air. Budget for it honestly. The houses are beautifully built, but a full acre of finished grounds does not maintain itself and the ongoing cost is real.

Chase Hammock Lakes sits on North Merritt Island, north of the Canaveral Barge Canal, off Chase Hammock Road about a mile and a half east of North Courtenay Parkway, which is State Road 3. This is unincorporated Brevard County, so county code governs rather than a city. The road in is quiet and rural in character, with hammock and grove land on either side, right up to the gate.

From the gate, SR 528 and the Beachline put Orlando within about an hour, and Kennedy Space Center is a short run north on State Road 3. Cocoa Beach and Port Canaveral are twenty minutes or so east across the causeway. Cocoa Village is roughly fifteen minutes west over the Indian River, and the shopping along North Courtenay Parkway covers everyday errands.
