Lakes Ridge Manor is the second phase of The Lakes of Ridge Manor, a small pocket on Palm Lake Drive reached from Martin Boulevard on north Merritt Island. A private pond sits inside it, the utilities are underground, the garages run oversized, and nothing here answers to a homeowners association.
The full recorded name is The Lakes of Ridge Manor, Phase 2, which tells you most of what you need to know about how it came to be. Ridge Manor is an older name in this part of the island and there are adjacent plats that carry it, and this one is the later lakes section. Palm Lake Drive carries the addresses. It is a compact, self contained pocket rather than a sprawling subdivision, and it does not connect through to anywhere else.
Merritt Island is unincorporated Brevard County from end to end. There is no city government here, so your permits, your setbacks, your fence height and your code enforcement all run through the county, and the Sheriff's Office covers law enforcement. Buyers moving in from a municipality are sometimes surprised by how much more permissive county code is on things like boat and trailer storage, and how much longer some county processes take.
The pond is the organizing feature. Houses along it back straight onto the water with screened porches facing it, and the rest sit an easy walk away. It is a still water pond rather than anything navigable, so the value it adds is view, wildlife and the absence of a neighbor behind you. Ask specifically whether a listing is on it, because from the street the difference is not obvious and the numbers are not the same.
The houses date to 1989 with later infill construction, one as recent as 2000, and they run about 1,705 to 2,594 square feet with three and four bedrooms and two to four baths. Lots fall between roughly 0.18 and 0.30 acre. What repeats here is garage space: two car bays sized well past the standard, some past 500 square feet, with room for a workbench. Lofts, formal living and dining rooms and one separate apartment with its own entrance also turn up.
Nothing is recorded governing this street. No mandatory dues, no architectural committee, no rental rules. That is a genuine advantage if you want a metal roof, a workshop or a boat in the driveway, and it is a genuine risk if you were counting on someone enforcing standards next door. Underground utilities mean no overhead lines to look at or lose in a storm. Homes here have been trading between $410,000 and $505,000.

The plat is recorded as The Lakes of Ridge Manor Phase 2, a late addition to the Ridge Manor name that has been on this part of the island far longer. Knowing the full plat name saves confusion when you are pulling records or comparing listings.
The water inside this plat is a still pond, not a canal and not the Banana River. Homes that back onto it get a screened porch view and no rear neighbor. That is a specific search, not a feature of every address here, so establish it early.
Oversized is the pattern rather than the exception. Two car bays here run well past standard depth, one past 500 square feet, and owners have used the extra room for workshops and storage. If you have a boat, a project car or a hobby that needs a bench, walk the garages first.
No association appears on record. You will not pay mandatory dues and no committee reviews your paint color, your roof material or your fence. The trade is that no one enforces anything next door either. County code is the floor, and it is a low one on some issues.
North Banana River Boulevard puts you on SR 528 almost immediately, which is the fastest road off the island. Orlando International Airport is roughly forty five minutes, Port Canaveral and the cruise terminals are a short run north, and Cocoa Beach is over the SR 520 bridge.
The utilities in this plat are buried. No poles along the street, no overhead drops to the houses, and one less thing to lose in a storm. It is a small detail that changes how the street looks and how fast power tends to come back.
Anything currently on the market on Palm Lake Drive appears below. This is a small plat and it does not list often, so a blank result here is normal.
The Lakes of Ridge Manor, Phase 2. It is recorded that way, and Palm Lake Drive carries the addresses. Ridge Manor is the older name for this general area of Merritt Island and you will see it on adjacent plats.
No association is on record for this plat. That means no mandatory dues, no architectural review and no covenant enforcement. Ask the seller whether any voluntary neighborhood dues exist, and rely on the Brevard County land development code for what is actually permitted.
There is a pond inside the plat, and homes along it back directly onto the water. It is a still water feature for view and wildlife rather than anything you would launch a boat on. Not every address is on it.
None. Merritt Island is an unincorporated part of Brevard County, so there is no city hall, no municipal police department and no city building department. County code and county services apply, and the mailing address of Merritt Island is a community name.
Most date to 1989, with later construction filling in through 2000. Roofs, air handlers and water heaters are on their second or third round by now. Several owners have already replaced them, including at least one metal roof installed recently, so get documented dates.
Bigger than you expect. Two car bays here run well past standard, with one measured past 500 square feet, and owners regularly use the extra depth as a workshop or storage. Measure it yourself if you are bringing a truck or a boat.
Very good if you are heading west. SR 528 is minutes away at North Banana River Boulevard, which puts Orlando International Airport around forty five minutes out. Port Canaveral is a short run north, Cocoa Beach is over the SR 520 bridge, and Kennedy Space Center is north on SR 3.
Two things. Whether the parcel is on the pond, because that changes both the experience and the value, and the exact utility setup, since water, sewer or septic and gas availability vary by address on the island. Confirm both in writing.
This is the northern half of Merritt Island, below the SR 528 corridor and reached from the Banana River side. You come off 528 onto North Banana River Boulevard, turn at the first light onto Martin Boulevard, and Palm Lake Drive is the next turn. It is close to the highway without being on it, and because the street does not connect through, the only traffic is residents.
The location favors people who leave the island regularly. SR 528 west reaches Orlando and its airport in roughly forty five minutes with no traffic lights. North on SR 3 you have Port Canaveral, the cruise terminals and Kennedy Space Center. East over the SR 520 bridge is Cocoa Beach, and south down Courtenay Parkway is the Merritt Island retail corridor and the Pineda Causeway to Suntree and Viera.
My partner Nichole and I can tell you in one look whether a Palm Lake Drive listing is on the pond, what the garage actually measures and how the utilities are set up, which are the three questions that decide this street. We will flag anything comparable in the Ridge Manor plats nearby too. Call or text (321) 212-7676.
