What Gateway actually is

Gateway In Merritt Island, Florida

Gateway went in as three plats, recorded as Gateway Unit No. 1, Gateway Unit 2 Revised and Gateway Unit 3, and the whole thing hangs off Newfound Harbor Drive just south of State Road 520. Somebody at the drafting table was a naval history reader. Merrimac Drive and Monitor Court take their names from the ironclads that fought at Hampton Roads, and Kennebec Street borrows from a Union gunboat. Gateway Drive, West Gateway Court and Outer Drive fill in the rest of the grid.

The housing stock is honest mid-century Florida. Single story, concrete block or poured concrete, stucco or brick veneer on a few, shingle roofs, low pitched, generous windows. Living area runs 1,215 to 1,982 square feet with about 1,472 in the middle, and almost everything is three bedrooms and two baths on a lot between 0.18 and 0.29 of an acre. Garages are one or two bays. Ceilings are lower than what a new build gives you, and the rooms are more separated.

Nine of the seventeen most recent property transfers involved a pool, which is a high rate for a neighborhood this size. Most are in ground and screened; a few are above ground. That pool count tells you something about how these lots were used. The yards are flat, fenced and big enough to hold a pool cage plus a boat or a trailer on the side, and the county has no city ordinance layer sitting on top of it because Merritt Island is unincorporated.

There is no corporate association governing Gateway. You will not pay a monthly or annual assessment, you will not submit a paint color for approval, and you will not wait on a board to approve a fence. County code is the only rulebook, and Merritt Island is unincorporated so there is no city layer above it.

Merrimac, Monitor and Kennebec are lifted straight from Civil War naval history. It is a small thing, but it tells you this plat was drawn by hand in an era when subdivisions got themes instead of algorithms. It also makes the neighborhood easy to describe over the phone.

Several houses here have already had the cast iron drain lines replaced, the panel swapped and impact glass installed, and those are the ones worth paying up for.

Straight Shot To The Beach

State Road 520 is a couple of minutes north, and from there it is a short drive east across the Banana River to Cocoa Beach. Going west, 520 takes you to Cocoa, Interstate 95 and the mainland. Very little of your day is spent getting out of the neighborhood.

Gateway occupies the block of south Merritt Island just below the State Road 520 causeway, on the east side of the island. Newfound Harbor Drive is the way in and out: from 520, sometimes signed as East Merritt Island Causeway, you turn south and the plat opens up on both sides within half a mile. Merrimac Drive runs the length of it, Kennebec Street cuts across, and Gateway Drive and the two courts finish the loop. Everything is in the 32952 ZIP.

Nothing you need is far from this corner of the island. State Road 520 east puts you in Cocoa Beach in about ten minutes. West on the same road you reach Cocoa, US 1 and Interstate 95. North Sykes Creek Parkway and North Courtenay Parkway carry you to the island's shopping corridor in five to eight minutes. Port Canaveral and Kennedy Space Center are a twenty to thirty minute run up State Road 3 or across 528, depending on the gate you use.
