Croton Woods

Croton Woods sits on the east side of Croton Road between Post Road and Parkway Drive, two recorded plats deep, with the streets named off a nursery list: Bottlebrush, Torchwood, Lancewood, Thistle, Arbor. The houses went up between 1987 and 1997 on lots around a fifth of an acre, and most of them have a screened pool out back.

What Croton Woods actually is

Croton Woods In Melbourne, Florida

Croton Woods is a late 1980s subdivision that filled in over about a decade, which is why you can walk from a 1987 house to a 1997 house in five minutes. It was recorded in two plats, and the later phase carries the slightly larger plans. The whole thing sits east of Croton Road behind the frontage, and the interior streets loop rather than run through, so the only traffic is people who live here.

This is inside the City of Melbourne, not a county pocket, and that matters more than buyers expect. City code, the city building department, Melbourne police, and city water and sewer rather than a well and a drainfield. Melbourne is the largest city in Brevard County and runs its own utilities, so permitting and service calls go to one place instead of being split between a municipality and the county.

Floor plans run about 1,521 to 2,188 square feet with three or four bedrooms, two or three baths, and a two car garage on nearly every lot. Screened pools are the norm here rather than an upgrade, which is a high rate for a plat this size and tells you exactly what buyers wanted in 1990. Lots hold steady at roughly 0.18 to 0.23 acre, so the yards are usable without turning into a weekend job.

Two things separate these houses from the rest of this stretch of Croton Road. Natural gas reaches the plat, so gas heat, gas water heaters, gas ranges and gas fireplaces all turn up, which is uncommon in Brevard County. And owners have hardened these houses seriously: accordion and Bahama shutters, impact glass and impact skylights, standby generators, even block cells poured solid. Ask what is actually installed rather than assuming.

Homes here have been trading between $335,000 and $507,500, and the spread is mostly about which work a seller already paid for. A 1988 house with a 2016 roof and a 2010 air handler is a very different purchase from one with a 2020 roof, new air conditioning and impact windows. Get documented dates on the roof, the air conditioning, the water heater and the pool equipment before your inspection period closes.

What defines Croton Woods

Croton Woods Details

Named Off A Nursery List

Croton, bottlebrush, torchwood, lancewood, thistle. Whoever platted this pulled the street names from a plant catalog, and the landscaping followed. Mature crotons and bottlebrush still front a lot of these houses, which is why the plat reads older and greener than its build dates suggest.

A Pool In Most Back Yards

Screened pools are the default here, not an upgrade, and several run on solar heat. That changes how you compare houses: one without a pool is not automatically cheaper to own, and one with a pool needs the cage, the surface, the pump and the heater priced honestly.

Natural Gas Is Already There

Gas heat, gas water heaters, gas ranges and gas fireplaces show up in these houses, and in Brevard County that is unusual. If you cook on gas or you want a gas standby generator, this is one of the few Melbourne plats where the line is already in the ground.

Wickham Park Across The Road

The county's 391 acre Wickham Park is right there off Parkway Drive: fishing lakes, miles of hiking, biking and equestrian trail, a disc golf course, an archery range, a dog park and a campground. Living across from it is the single biggest reason people stay put in this plat.

A Small Resident Run Board

Croton Woods Homeowners Association has been registered in Florida since November 1986, and its official address is a house on Bottlebrush Drive rather than a management office downtown. Volunteer boards are responsive and cheap to run, and they can also be thin on reserves. Read the last two years of minutes.

Storm Work Already Paid For

Owners here have spent real money on hardening: impact windows and impact skylights, accordion and Bahama shutters, panel sets stored in the garage, whole house generators. It varies house to house, so make the seller list what is installed and where the shutter panels live.

Croton Woods Frequently Asked Questions

Is Croton Woods in the city of Melbourne?

Yes. The plat sits inside Melbourne city limits on the east side of Croton Road, so city code, the city building department and Melbourne police apply, and the houses are on city water and sewer rather than a well and septic.

Is there a homeowners association?

Yes. Croton Woods Homeowners Association has been a registered Florida nonprofit since 1986 and is run by residents, with its official address inside the plat. Dues apply. Ask for the current budget, the reserve position and the last two years of meeting minutes before you write an offer.

How old are the houses?

They were built between 1987 and 1997, with the second recorded phase finishing later than the first. That means original bones under thirty years of layered updates, so the useful question is not the year built but the year of the roof, the air handler and the water heater.

Do most homes have pools?

Most do, and most of those are screened. Solar pool heating turns up here more often than you would expect for the era. If a pool matters to you, this is one of the more reliable Melbourne plats to shop in this price band.

Is natural gas available?

Yes, and that is not true of most Melbourne subdivisions. Gas heat, gas water heaters, gas ranges and gas fireplaces all appear here. Confirm the meter and the connection for the specific address rather than assuming every house on the street is served.

What is nearby?

Wickham Park is across the road with 391 acres of trails, lakes, a dog park, disc golf and a campground. Post Road runs east to US 1 and the Eau Gallie waterfront, Wickham Road runs north to the Interstate 95 interchange, and the Pineda Causeway puts you on the beach in about twenty minutes.

How long do homes here take to sell?

It varies far more than the size of the plat would suggest. An updated house priced correctly can go under contract in under a week, while one that needs a roof and a kitchen can sit for months. Condition, not location, drives the timeline in Croton Woods.

What should I check before buying here?

Four things: documented dates on the roof, air conditioning and water heater; what hurricane protection is installed and where the panels are stored; the pool cage, surface and equipment; and the association's governing documents and financial position. None of it is a surprise if you ask early.

Where Croton Woods sits

Croton Road, Melbourne 32935

Croton Road runs north and south between Post Road and Parkway Drive on the northeast side of Melbourne, and Croton Woods sits on the east side of it, behind the frontage rather than on it. Parkway Drive is the Wickham Park entrance, so the largest county park in this half of Melbourne is effectively the plat's back yard. This is a residential pocket, not a through corridor.

From the streets, Post Road runs east to US 1 and the Eau Gallie waterfront in a few minutes. Wickham Road is a short hop west and carries you north toward Suntree, Viera and the Interstate 95 interchange, or south toward the Melbourne Square shopping district. The Pineda Causeway puts you on Indialantic and Satellite Beach sand in roughly twenty minutes, and Melbourne Orlando International Airport is about fifteen minutes southwest.
