The Lake Washington area runs west along Lake Washington Road from the Wickham Road and Post Road corridor out to the lake itself. Lake Washington is the largest lake in Brevard County at roughly 4,362 acres, about four miles by one mile and ten to fifteen feet deep, and it is part of the St. Johns River chain. The character out here is rural and large-lot rather than subdivision, and it changes noticeably the further west you go.
This is the only part of the Melbourne market where the water is a St. Johns River lake rather than the lagoon or the ocean. Different boating, different fishing, different insurance conversation.
Lake Washington Park at 6000 Lake Washington Road covers about twenty-six acres with a two-lane motorized boat ramp, an airboat launch, a 120-foot fishing pier, a playground, four rentable pavilions and free car and trailer parking.
The St. Johns River Water Management District River Lakes Conservation Area sits adjacent, which puts a large block of protected land at the western edge of the market.
Lake Washington is a corridor, not a subdivision. Lot sizes, build years, association status and utility setup all vary street to street. Treat every listing as its own case.
There is no interchange on Lake Washington Road itself. The nearest are Exit 183 at Eau Gallie Boulevard and Exit 191 at Wickham Road, so factor the surface drive into your commute math.
From the park, Melbourne Orlando International Airport runs about ten miles and L3Harris about the same. The Indialantic beach is roughly fourteen.
Do not take the listing's word for it. Pull the parcel on FEMA's Flood Map Service Center and confirm with Brevard County Floodplain Administration at (321) 617-7340, which is the county's official repository for the flood maps. Brevard County flood zones explained.
Rural parcels frequently run on well and septic, and some sit behind easements rather than county-maintained road. Confirm both, and confirm who maintains the road, before you write.
Build years out here span decades, so roof and system age vary enormously property to property. Ask for the wind mitigation report, form OIR-B1-1802, which stays valid up to five years and credits roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection. How Florida homeowners insurance actually works.

Thirty minute call, no pressure. Out here the parcel matters more than the area, so we go property by property.
