Eau Gallie was its own city from 1860 until 1969, when Eau Gallie and Melbourne voters merged their governments under the Melbourne name. It sits north of downtown Melbourne along the lagoon, centered on Highland and Pineapple Avenues where they cross Eau Gallie Boulevard just west of the causeway. Today the core of it is the Eau Gallie Arts District, a Florida Main Street program designated in 2010.
The arts district runs an outdoor mural collection of more than thirty pieces, with guided tours monthly from October through May and a self-guided audio tour year round. Galleries, shops, restaurants and a brew pub sit within a few blocks.
The Rossetter House Museum and Gardens on Highland Avenue includes the 1908 Rossetter House, the 1901 Roesch House and an 1865 family cemetery. The Gleason House on Pineapple Avenue is separately listed on the National Register.
Ballard Park has the boat launch and the Eau Gallie Pier handles the fishing. Eau Gallie Square, the civic center and the public library are all in the same walkable pocket.
This is one of the oldest parts of Melbourne. Expect pre-1970 construction as the norm, which means the inspection matters more here than almost anywhere else in the county.
There is no National Register historic district in Melbourne or Eau Gallie. A handful of individual properties are listed. That means fewer exterior restrictions than buyers often expect, but confirm city zoning for the specific parcel.
L3Harris is about four miles, Melbourne Orlando International Airport about five, and the Indialantic beach roughly seven over the causeway. I-95 is at Exit 183 on Eau Gallie Boulevard.
Do not take the listing's word for it. Pull the parcel on FEMA's Flood Map Service Center and confirm with Brevard County Floodplain Administration at (321) 617-7340, which is the county's official repository for the flood maps. Brevard County flood zones explained.
On pre-1970 housing the three that fail an insurance application are the electrical panel, the plumbing material and the roof. Get all three identified before the inspection contingency runs, not during.
Older homes often earn fewer credits, which is precisely why you want the report before you commit to a premium estimate. Ask for the wind mitigation report, form OIR-B1-1802, which stays valid up to five years and credits roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection.
