What Cocoa Woods actually is

Cocoa Woods In Cocoa, Florida

Recorded as Cocoa Woods Replat, this is an acre lot neighborhood with a real association attached, which is a combination you rarely find in west Cocoa. Cocoa Woods Homeowners' Association, Inc. is an active Florida corporation with off site management, and the annual assessment has run about $50. For that money the neighborhood keeps common amenities including a playground and a tennis court. It is not a gate and a guardhouse, it is a small shared budget that keeps a few things maintained.

The houses are large for the era and larger than anything on the adjoining streets. Sizes run 2,452 to 2,859 square feet with four or five bedrooms, and one home carries two primary suites and three and a half baths. Construction is brick, block and frame with stucco under shingle roofs, mostly ranch and traditional single story plans, with vaulted ceilings, stone faced wood burning fireplaces, Florida rooms and oversized kitchens.

Land is the reason to be here. Every parcel is a full acre or slightly more, so the houses sit back behind mature trees and tropical planting with real distance between them. That gives you room for a shop, a pool cage, a boat, an RV or a garden without crowding a setback, and it gives you the tree maintenance and mowing that come with an acre in Florida. Corner lots on London Boulevard and Dutchess Place carry two street frontages.

Systems are the practical homework. Most parcels run on a septic tank with public water, though at least one on the street is connected to public sewer, so confirm which you are buying. Roofs are shingle. Several homes have already had impact windows and doors, replaced HVAC, updated electrical and renovated kitchens and baths, and the ones that have show it in the price. The band from $510,000 to $599,000 is narrow enough that condition is the differentiator.

Marketing times have run around 52 days, which is reasonable for a neighborhood where the buyer pool is specific: someone who wants four or five bedrooms on an acre, is comfortable with a septic system, and does not need a gate or a pool as part of the package. Only some of the homes here have pools. If a pool matters, either wait for the right listing or plan to add one, because there is certainly room.

What makes Cocoa Woods different

Cocoa Woods Details

An Acre With An Association

Full acre parcels and an active homeowners association in the same neighborhood is uncommon in west Cocoa. Cocoa Woods Homeowners' Association, Inc. is registered and active with the state and uses off site management.

Fifty Dollars A Year

The annual assessment has run about $50. That is low enough to be almost incidental on a monthly payment while still funding shared upkeep, which is a structure worth understanding before you compare it to a no association street.

A Playground And Tennis Court

The association carries common amenities including a playground and a tennis court. Small, but they are maintained and they are the reason the neighborhood has an assessment at all.

Four And Five Bedroom Plans

Homes here run 2,452 to 2,859 square feet with four or five bedrooms, and one carries two primary suites. That is meaningfully more house than the 1980s subdivisions just south on Westminster Drive.

Room For The Extras

An acre behind a 1990 ranch means a shop, a boat, an RV pad, a garden or a pool cage all fit without a fight over setbacks. Verify the septic drainfield location first if you are planning to build anything.

English Street Names

Westminster Drive, London Boulevard, Dutchess Place. The naming scheme is the easiest way to tell this pocket of west Cocoa from the rest of it, and it runs through the adjoining plats as well.

Yes. Cocoa Woods Homeowners' Association, Inc. is an active Florida corporation with off site management, and the annual assessment has run about $50. It maintains common amenities including a playground and a tennis court.

How large are the lots?

Every parcel is at least a full acre, ranging from 1.0 to about 1.16 acres. Corner lots on London Boulevard and Dutchess Place have frontage on two streets.

How big are the houses?

2,452 to 2,859 square feet with four or five bedrooms and two to four baths. One home in the plat has two primary suites. These are among the larger houses in this part of Cocoa.

Are the homes on septic or sewer?

Most run on a septic tank with public water, and at least one lot in the plat is on public sewer. Confirm which applies to your parcel, because it affects both your inspections and where you can put a pool or an addition.

Do the homes have pools?

Some do, in ground. It is not standard across the neighborhood. On an acre lot there is plenty of room to add one, subject to the drainfield location.

How does this compare to Cocoa North?

Cocoa North sits just south on the same road with 1980s three bedroom block houses on lots around a fifth of an acre with public sewer and sidewalks. Cocoa Woods gives you five times the land, a bigger house and a small association. Prices reflect that.

Around 52 days on average. The buyer pool is specific, so a well presented house priced correctly moves in that window while an overpriced one sits.
