What Briarwood Manor actually is

Briarwood Manor In Cocoa, Florida

Turn east off US 1 onto City Point Road, go to North Indian River Drive, turn north, and Briarwood Lane is on the left after about a mile and a half. That short lane plus a few addresses fronting Indian River Drive is the whole neighborhood, in Cocoa 32926. It sits in City Point, one of the older settled stretches of the Brevard mainland. The City Point Community Church at 3783 North Indian River Drive, built in 1885 and listed on the National Register of Historic Places in 1995, stands right at the neighborhood's doorstep.

The association is voluntary and the contribution has run about $150 a year. That number is small and what it buys is not: a community dock and a boat ramp on the Indian River, plus the shared maintenance that keeps them usable. For anyone who owns a trailered boat, launching from inside the neighborhood instead of driving to a public ramp is the practical argument for buying here. Because it is voluntary, participation is a choice rather than a lien, so confirm the current dock rules and access arrangements in writing.

The houses are a mix. Most of Briarwood Lane went up in the 1960s and 1970s, concrete block with brick and stucco, some with composition siding, under shingle roofs, three or four bedrooms and 1,632 to 2,461 square feet. One is a mid-century modern. One is a tri-level with a screened porch and open decks into the garden. The riverfront parcel on Indian River Drive is far older, and its direct frontage and large private dock put the top of the range at $855,000.

Trees and preserve are a real feature. Several of the lots back to a dedicated preserve of untouched old Florida growth rather than to another house, and the mature canopy over the lane is the first thing people notice driving in. Two homes have in ground pools, one has an outdoor shower and one has a fire pit. Lots run 0.24 to 0.57 acre with about a third of an acre typical, and there is room to park a boat or an RV on several of them.

The homework is the same for every parcel here: all four of the last homes were on a septic tank with City of Cocoa water, so budget a tank inspection and locate the drainfield. Price per square foot has run about $288, the highest in this stretch of the mainland, and it is paid for the water access, the trees and the lot sizes rather than for interior square footage. Marketing time has been around 36 days.

What sets Briarwood Manor apart

Briarwood Manor Details

A Ramp At The End Of The Lane

The community dock and boat ramp on the Indian River are what the voluntary association exists to maintain. Trailering a boat two minutes from your driveway instead of twenty is the reason most buyers here choose this lane.

One Hundred Fifty Dollars, Voluntary

The contribution is small and it is not a lien. That is a benefit and a caution at once, so ask the association for the current dock rules and access terms in writing before you close.

Preserve Behind The Houses

Several lots back to a dedicated preserve of untouched old Florida growth rather than to a neighbor's fence. Combined with the canopy over the lane it gives the street a shaded, closed in feel.

Standing At City Point

The City Point Community Church at 3783 North Indian River Drive dates to 1885 and went on the National Register of Historic Places in 1995. It is the marker for one of the oldest settled stretches of the Brevard mainland.

Highest Price Per Foot Around

About $288 a square foot is a premium for a 1960s block house, and it is being paid for water access, half acre scale lots and the trees, not for interior finishes. Understand what you are actually buying.

Septic On Every Lot

All of these parcels run a septic tank on City of Cocoa water. Inspect the tank, locate the drainfield, and factor that into any plan for a pool, a shop or an addition.
