If you are selling on the Space Coast, the year on your permit does more work than almost anything else you can control. It sets what a buyer assumes about your roof, what their insurance quote looks like before they ever see the house, and how much of your price is the building versus the dirt underneath it.

The pattern nobody expects
Put this next to price per square foot and it inverts. Cocoa Beach has the oldest median construction in Brevard County at 1980 and the highest price per square foot at about $384. Palm Bay has some of the newest at 2010 and one of the lowest at about $193.
Which tells you something worth saying out loud to a seller: on the barrier island, buyers are not paying for the house. They are paying for where it sits, and treating the structure as a variable they will manage. On the mainland, particularly in Viera, West Melbourne and Palm Bay, the house itself is a much larger share of what is being bought.
2002 is the line that matters most
Florida adopted a statewide building code in March 2002, with substantial wind provisions. For insurance purposes that year functions as a dividing line, and it falls right through the middle of Brevard County.
Every beachside city on that table has a median build year well before it. Every city from West Melbourne down the list is after it. If you own a pre-2002 home, your buyer's insurance quote is a live variable in your sale whether you engage with it or not.
What you can do about it as a seller:
- Have the wind mitigation inspection done before you list, not after you are under contract. If it comes back well, it is a selling document. If it comes back poorly, you want to know while you still have options.
- Put the roof year in the listing. Buyers and their carriers ask immediately, and a vague answer reads worse than an old roof.
- Document any impact windows, shutters, roof-to-wall connections or reroofs with permits. Undocumented improvements often do not count for insurance purposes.
- Know your four point situation if the home is older, because many carriers will require one.
If your home is newer, sell that harder than you think
In Viera, Palm Bay, West Melbourne and Grant-Valkaria, where the median is 2004 or later, plenty of sellers underplay the age of the house because everything around them is also new. That is a mistake once your buyer starts comparing across cities. Against a 1980s beachside house, your build year is a genuine financial argument, not a footnote.
