It comes up in almost every listing conversation we have with someone who is relocating out of Brevard County. They love the house. They are not sure they want to let go of it. Rates on their current mortgage are low. And somebody at work told them to just rent it out.
Sometimes that is the right call. Often it is not, and the reasons are specific to Florida in ways most online calculators completely miss. Here is how we walk sellers through it.
Start With the Real Number, Not the Zillow Rent Estimate
Typical rent across Brevard County is running around $1,900 a month as of mid-2026, with the county's typical home value near $344,000. That works out to a gross rent yield in the neighborhood of 6.7%, which sounds healthy right up until you subtract everything.
Gross rent is not income. From that $1,900 you subtract:
- Property management: typically 8% to 12% of collected rent, plus a leasing fee of roughly half a month to a full month each time you place a new tenant
- Vacancy: budget at least one month a year, more if you are turning over annually
- Maintenance and capital reserve: Florida is hard on HVAC systems and roofs. A 15-year-old air handler in Palm Bay does not last the way it would in Ohio
- Insurance: a landlord policy is a different product than a homeowners policy, and it is not automatically cheaper
- Property taxes, which are about to change (see below)
Run that math on paper before you get attached to the idea. We have had sellers discover their "$500 a month of passive income" was actually $60 a month plus a phone that rings on Saturdays.
The Florida Homestead Problem Nobody Warns You About
This is the single biggest thing Space Coast owners miss, and it is the reason we always raise it first.
If you have been homesteaded on the property, you have two protections: the homestead exemption itself, and the Save Our Homes cap, which limits how much your assessed value can rise each year. If you have owned the home since 2015 or 2018, that cap has probably been holding your assessed value far below what the house is actually worth.
Renting the property out can end both. Under Florida law, renting the entire dwelling can constitute abandonment of homestead. Once homestead is gone, the assessment cap goes with it and the property gets reassessed toward market value. On a Brevard home that has been capped for years, the tax bill can jump by thousands of dollars annually.
That single line item flips a lot of rent-versus-sell decisions on its own. Before you decide anything, look up your parcel at the Brevard County Property Appraiser, compare your assessed value to your market value, and call the exemptions office to confirm exactly how your situation would be treated.
The Tax Clock on Your Capital Gains
Here is the other timer that most owners do not know is running.
Under the IRS primary residence exclusion, if you owned and lived in the home as your principal residence for at least two of the five years before you sell, you can generally exclude up to $250,000 of gain if you file single, or $500,000 if married filing jointly. That is a large, real, tax-free number.
Move out and rent the place, and you have roughly three years before you no longer meet the two-out-of-five-year test. Rent it for four or five years and the exclusion is gone entirely. You are then looking at capital gains on the full appreciation plus depreciation recapture on every year you rented it.
For a Space Coast owner who bought in 2019 and has watched the value climb substantially since, that exclusion can be worth more than several years of net rental income combined. We are REALTORS® and not CPAs, so run your specific numbers with a tax professional. But know the clock exists.
When Renting Actually Does Make Sense
We are not anti-landlord. Renting out your Space Coast home is often the right move when:
You are coming back
Military and aerospace families on a two- or three-year assignment elsewhere are the clearest case. You keep the house, you keep the homestead question simpler because you intend to return, and you avoid buying back into a market at a higher price. Talk to the Property Appraiser about how an absence with intent to return is handled.
Your rate is genuinely irreplaceable and the cash flow is real
A 2021-era mortgage in the 3s on a house that rents for $2,200 is a different asset than a 2024 mortgage on a house that rents for $1,800. Do the arithmetic, do not assume.
You are near a strong, stable tenant pool
Brevard has an unusually good one. Patrick Space Force Base, Cape Canaveral Space Force Station, Kennedy Space Center, Blue Origin, L3Harris, and Embraer all generate steady demand for well-kept single-family rentals, often from people on defined assignments who want a house rather than an apartment. Homes in Satellite Beach, Indian Harbour Beach, Rockledge, Viera, and West Melbourne tend to lease quickly for exactly this reason.
When You Should Just Sell
- You need the equity for the down payment on your next home. Carrying two properties while trying to qualify for a new mortgage is a hard road
- You are moving out of state and do not want to manage from a distance, or pay someone else to
- Your roof or HVAC is near end of life and you would be handing a tenant a problem you have to fix anyway
- You are within that three-year window and the capital gains exclusion is worth more than the rent
- You will lose a long-standing assessment cap the moment you lease it
- Honestly: you do not want to be a landlord. That is a legitimate financial reason, not a soft one
How to Decide in One Afternoon
- Get a real market value on the home, not an automated estimate
- Get a real rent opinion from a Brevard property manager, not a national algorithm
- Pull your parcel on bcpao.us and write down assessed value versus market value
- Get a landlord insurance quote and a current homeowners renewal quote side by side
- Ask a CPA what your gain would be and whether the exclusion still applies
- Subtract everything from the rent and look at the number that is left
If that final number is not clearly worth the work and the risk, sell. If it is, rent with your eyes open. Either way you will have made the decision with numbers instead of a feeling.
