What is the surprise nobody warns New York and New Jersey buyers about?
Homeowners insurance. Florida insurance has gotten more expensive over the last several years. Older roofs, coastal proximity, and pool homes increase premiums. New construction tends to insure for less because of newer roofs and updated wind code.
