Rachel moved to the Space Coast from Rhode Island a few years ago — not because she had a plan, but because her husband had a job opportunity that happened to be here. They came down for one weekend. They fell in love. They never looked back. Here's what she's learned about why so many people are making the same move.

The Weather: A Central Florida Sweet Spot

Florida gets a reputation for being brutally hot — but the Space Coast has a built-in advantage: the Atlantic breeze. Fly into Orlando in August and step outside, and you'll feel the full Florida humidity smack you. Drive 45 minutes east to the Space Coast and you immediately feel the difference. The wind off the ocean takes the edge off in a way that inland Florida simply doesn't have.

Winters here are what most people dream of — 50s and 60s with clear skies. Rachel says she was amazed by her first winter here. By her second, she had acclimated and was reaching for a jacket on 60-degree evenings. Her point: you adjust faster than you think, and year-round outdoor living becomes your new normal.

The Beaches: Miles of Space, No Crowds

Brevard County has over 70 miles of Atlantic beaches — and many of them are genuinely uncrowded. Rachel's go-to example: driving to Cape Canaveral on a random weekday and having the beach largely to herself. Compare that to the sardine experience on a crowded Rhode Island beach in July and the difference is jarring.

The surf is also legitimate. Kelly Slater is from here. The gold medalist from a recent Summer Olympics surfed these waters. Satellite Beach, Indialantic, Melbourne Beach, and Cocoa Beach all have real surf culture. The water isn't turquoise like the Gulf Coast and you won't get Caribbean sunsets — but you get miles and miles of Atlantic Ocean, accessible and real.

Traffic: Nothing Like the Major Florida Metros

This is one of the biggest surprises for people moving here. The Space Coast is not Miami. It's not Tampa. Getting to the airport in Orlando takes 45 minutes and the drive is easy. Getting into downtown Orlando can be traffic-y but just getting there from the Space Coast is manageable. Locally, the roads are busy but not gridlocked. Rachel drives to showings regularly and rarely hits anything resembling real traffic — she notes in the video that while filming, she hit some stoplights but nothing that would qualify as a real commute problem.

Port Canaveral: Cruising Without the Airport

One of the perks that genuinely surprises people who don't know the area: Port Canaveral is one of the largest cruise ports in the world, right here. Rachel and her husband's cruise routine: work a few hours in the morning, take a 15-minute Uber to the port, and they're on vacation. No airport, no checked bags, no flight delays. Royal Caribbean, Disney, Norwegian, MSC — they all sail out of here regularly on 3-to-14-day itineraries.

A Tour of the Space Coast's Communities

The Space Coast covers a range of lifestyles:

  • Mims (north) — rural, acreage, farms, chickens if that's your thing
  • Titusville — up-and-coming, great neighborhoods, historically overlooked but developing quickly
  • Merritt Island — the boating capital of Brevard, island lifestyle, just a bridge away from the beach
  • Cocoa / Rockledge / Melbourne — suburban sweet spot, walkable areas, a range of prices and home styles
  • Viera — master-planned, golf-cart community, top-ranked nationally, where Rachel sends many of her buyer clients
  • Palm Bay — largest city in Brevard by population, more affordable, new construction available, high taxes but lower prices
  • Beachside towns (Cape Canaveral, Cocoa Beach, Satellite Beach, Indialantic, Melbourne Beach) — small beach town feel, surf culture, more expensive but uniquely Florida
  • South (Grant-Valkaria, Micco) — rural, larger lots, a different pace entirely

Insurance: What the Real Numbers Look Like

Rachel gives real numbers from her own properties. Her Merritt Island rental (3/2, older concrete block, all insurance credits): $1,800/year. Her pool home (1979, newer roof, impact windows, PVC piping, no third nail on roof): $2,800/year. A brand new 2,000 sq ft construction she got a quote for recently: $1,100/year.

She also pays $750/year for flood insurance on her primary home — not required (she's not in a flood zone) but she recommends it universally. It's under $1,000 and provides real peace of mind when a storm tracks toward the coast.

The Community: Transplants Who Welcome Transplants

Yes, you'll find online comments telling newcomers to go home. Ignore them. The actual community on the Space Coast is predominantly made up of people who moved here from somewhere else — and they are genuinely warm, collaborative, and neighborhood-oriented. Rachel's neighbors wave every time someone's outside, look after each other's homes during vacations, and show up as real community members. It's a different energy than the Northeast, and she says it's one of the most life-changing parts of the move.
