When someone who has sold homes in Viera for 23 years and watched thousands of buyers fall in love with the community finally decides to buy there herself — that says something. Susie is a local sales manager for Viera Builders, and after two decades of championing Viera to clients, she finally put her own money where her mouth was. Here's what she shared — including the parts no one usually talks about.

Why a 23-Year Viera Expert Finally Bought Here

Susie spent 21 years in San Diego before relocating to the Space Coast for her career. For years, she sold Viera homes while living elsewhere in Brevard. Then one day while talking up the community to a buyer, a thought hit her: "Why don't you put your money where your mouth is?" Her husband had been pushing for it for years. She finally said yes — and says she wishes she'd done it sooner.

The #1 Thing She Loves: Community and Social Life

"It's the social aspect," she says without hesitation. "It's a very friendly area. People really look out for each other and know each other. There's a genuine sense of community." For someone planning to retire in the next 5–10 years, that built-in social network is a big priority. She wants to arrive into retirement already surrounded by people — not start from scratch.

Golf Cart Life Is Real

Viera is one of the most golf-cart-friendly communities in Florida, and Susie is genuinely excited about it. Her dentist? Golf cart ride. Publix? Golf cart. The new restaurants opening near her home — Pisanos and Boda — golf cart. Her commute to work? One minute and forty-seven seconds. This is not an exaggeration. When you live and work in a master-planned community this well-designed, that's what's possible.

Schools, Churches, and Everyday Amenities

Viera High School is A-rated, and Susie's grandson will be attending. The community also has approximately 14 houses of worship across different denominations — a meaningful detail for families who prioritize community through faith. And for anyone who's been watching the Viera retail expansion, the Costco alone was a game-changer. Before it opened, the nearest one was in Orlando. Now it's minutes away — and doing so well it's already expanding its parking. Nordstrom Rack, Dave & Buster's, and Urban Prime are all in the pipeline.

The Honest Build Hiccups

Susie didn't sugarcoat the building process. Here's what actually happened: a copper thief was working through Brevard County communities, stealing copper from homes under construction. Her build was delayed by four months as a result. The builder responded by installing security cameras throughout the community and at all entrances. The thief was caught. But the delay was real and frustrating.

Other delays she's seen with clients: electricity not yet connected to new communities, gas infrastructure installation timelines. These are normal for brand-new communities opening new phases. If you're buying in a community that's still in early development, build in some flexibility on your expected close date.

What Makes Viera Builders Different

Having worked for multiple builders over nearly seven years, Susie was candid about what sets Viera Builders apart:

  • Direct superintendent access — buyers can text their superintendent directly with questions. They're responsive and will open the home for walkthroughs during the week as construction progresses.
  • Structured milestone walk-throughs — frame walks, pre-drywall inspections, and other scheduled check-ins are built into the process. Rachel attends these for clients who can't be there in person.
  • Customization options — while most panel builders have moved to spec-only inventory (take it or leave it), Viera Builders still allows buyers to select finishes, upgrade wiring, add impact windows, and personalize their home during the design process.
  • Pool financing up to $80,000 — the builder can finance a pool as part of the construction loan. This is something most production builders no longer offer. Note: pool access for post-close installation depends on lot positioning and neighbor access.

Is Viera Right for You?

Viera appeals most to people who want a social, walkable, golf-cart-forward lifestyle with great schools, growing retail, and a community that's been thoughtfully master-planned. It's not for people who want maximum privacy and rural quiet. But for families, retirees, and professionals who want a neighborhood that actually feels like a neighborhood — Viera consistently delivers.
