If you are thinking about moving to Viera and want a low-maintenance home without giving up real space, the Emerald floor plan by Viera Builders in Pangea Park deserves a serious look. I toured this one with Lisa from Viera Builders, and it packs almost 1,800 square feet, three bedrooms, two bathrooms, and a two-car garage into a paired villa where the exterior takes care of itself.
What Is the Emerald Floor Plan in Pangea Park?
The Emerald is one of Viera Builders' half-duplex villa plans in Pangea Park, one of Viera's most popular maintenance-free neighborhoods. Each building pairs an Emerald with a Sapphire on the other side. You can tell them apart from the street: the Emerald has a straight driveway, and the Sapphire has a curved driveway.
Because these are villas, all the exterior upkeep is handled for you: the roof, the exterior paint, and the landscaping. That is the whole point of Pangea Park for a lot of buyers, especially the relocation crowd who want to lock the door and travel without worrying about lawn care or roof age.
The Quick Specs
Almost 1,800 square feet under air, three bedrooms, two bathrooms, and a two-car garage. It lives much bigger than the square footage suggests thanks to the open-concept layout and the extended patio option on the back.
Inside the Emerald: Kitchen, Dining, and Family Room
You walk straight into a bright open living area. The kitchen in these villas is the gourmet layout, which means a gas range paired with a separate cooktop and a microwave drawer built into the island area. Cabinetry in the model is done in a clean white finish, and it flows straight into the dining space.
The family room is the star of the main living space. It is genuinely big for a villa, and it features a built-in electric fireplace with a color-changing rock bed and color-changing flame. Rachel called it a "built-in babysitter," and if you have kids or grandkids, you already know why. The fireplace is a great focal point without taking up the wall a mantel would.
Impact Windows and Sliders Are Standard
One of the biggest quiet upgrades in this build: impact windows are standard on all sides of the villa. That matters in Brevard County. Impact glass helps with hurricane season, but it also cuts down on outside noise and can help on insurance conversations later.
The model has two sliding glass doors opening to the back patio, which is an upgrade from the base plan. The base configuration has one slider and a window in the second opening.
The Outdoor Living Space
The model has the extended patio, and this is a detail worth understanding before you tour. In Viera Builders language, "extended patio" is different from "extended lanai." The extended patio is not trussed all the way out. That means you can screen it in later, but you would be adding a bird cage style enclosure rather than a fully covered lanai.
Lot views vary in Pangea Park. Some homes back to preserve, some back to water, and some back to open green space. The model I toured had a nice water view, and it is one of the reasons Pangea Park gets so much attention from buyers relocating to Viera.
The Primary Suite
The primary bedroom sits at the back of the home for privacy. The primary bathroom has double vanities, a linen closet, and a large primary walk-in closet. The walk-in shower surprised me: it is zero-entry, meaning no curb to step over, which is a real accessibility win as buyers plan for aging in place. There is a bench option available, and the shower controls are placed near the entry so you can turn the water on before you step in.
Tankless Hot Water Heaters Are Standard
Every Viera Builders plan comes with a tankless hot water heater standard, including the villas. If you are used to running out of hot water halfway through a shower in an older Florida home, this is one of those features you will not want to give up once you have it.
Laundry, Garage, and Guest Space
The laundry room is a good size for a villa footprint and includes a sink, which is not always standard in this price range. Dryer hookups are available for gas or electric, which matters because the home is already plumbed for gas thanks to the range and tankless water heater.
The two-car garage is standard sized, no bump-out. On the guest side of the home, one of the secondary rooms could easily flex as a craft room, home office, or third bedroom depending on how you live. The guest bathroom uses the taller vanities, has a bathtub, and includes a linen closet. There is also a second guest bedroom with a standard closet.

Pangea Park continues to be one of the most requested addresses in Viera, especially for buyers coming from out of state. The reasons keep repeating in my conversations:
