Rockledge has 19 established neighborhoods with median sale prices from about $385,000 in Huntington Lakes to $1,258,000 in Indian River Isles, so the right one depends far more on budget and lot size than on any ranking.

Rockledge is the part of Brevard County people drive through on their way to somewhere else, and then quietly move to. It sits between Cocoa and Viera, ten minutes from I-95, twenty five minutes from the beach, and it still has neighborhoods with an acre of land and no association telling you what to do with it.

Rockledge neighborhoods under $450,000

Huntington Lakes

Median $385,000. Built 2004 to 2005, 1,706 to 2,300 square feet, off Barton Boulevard. Four of seven recent sales were on water. Dues are $410 a year. This is the least expensive way into a two thousand square foot house in Rockledge with a lake behind it.

Pine Cove

Median $386,000. Built 1986 to 1990, 1,222 to 1,849 square feet, no association fee. Seven of ten recent sales had a private pool, which is a striking number for the price. The median sale took five days. Pine Cove does not sit on the market.

Harvest Landing

Median $389,180. The newest large neighborhood in Rockledge, built 2022 to 2024, with 153 recent sales at this price point. Nearly all of it was new construction. Dues are $60 a month. If you want a house nobody has lived in and you are not chasing square footage, this is the one.

Sierra Lakes

Median $390,500. Built 2013 to 2015, gated, off Pluckebaum Road. Ten recent sales, median eight days on market. Dues are $168 a quarter. A gate at this price is unusual in Brevard.

Ashwood Lakes

Median $436,500. Built 1999 to 2003, 1,434 to 2,892 square feet. The association covers a community pool, tennis, basketball and a playground for $402 a year, which is one of the better amenity to cost ratios in Rockledge.

Rockledge neighborhoods from $450,000 to $550,000

Three Meadows

Median $450,000. Built 1988 to 2004 off Murrell Road, 1,528 to 2,820 square feet. Twelve of twenty one recent sales had a pool. Dues are $93 a year, the lowest of any Rockledge association.

Brackenwood

Median $454,900. Built 2008 to 2025 on Brantley and Garrett off Barnes Boulevard. The 2025 sale in that range tells you infill is still happening here.

Pelican Harbour

Median $458,000. Built 1990 to 2004 off Murrell Road. Thirteen of fifteen recent sales had a private pool. In Pelican Harbour a pool is closer to standard than to a premium, which matters when you are comparing to a house without one.

Phillips Landing

Median $475,900. Built 2005 to 2013 off Fiske Boulevard on Bridgeport and Hemingway. Twelve of twenty five recent sales were waterfront. Dues are $775 a year and cover a pool, a playground and a park.

Chelsea Park

Median $525,000. The most liquid neighborhood in Rockledge with 45 recent sales, built 1996 to 2019, 1,367 to 3,496 square feet. That range is enormous for one neighborhood, so a price per square foot number for Chelsea Park as a whole will mislead you. Twenty four of forty five had a pool.

Palm Cove

Median $525,000. Built 2019 to 2020 on Whimsical Lane, 2,162 to 2,827 square feet. Newer than most of Rockledge without being brand new, and the square footage runs larger than Harvest Landing for the money.

Rockledge Country Club Estates

Median $530,000. Built 1964 to 1978 on Gleneagles, Walton Heath and Saint Andrews. No association fee. Five of six recent sales had a pool, and the golf course views are the draw. This is old Rockledge in the best sense.

Rockledge neighborhoods from $600,000 to $700,000

Plantation Point

Median $620,000. Built 2004 to 2006, 1,894 to 3,746 square feet, dues $363 a year. Pond and preserve views are common.

Timbers West

Median $646,900. Built 1985 to 2005 on median lots of about an acre, with no association fee. Sales run $490,000 to $1,100,000 because the houses range from 2,056 to 4,364 square feet. If you want land and no rules, start here.

Augusta Trace at Turtle Creek

Median $689,000. Every home built in 2005, on Admiralty Boulevard. Golf course and preserve views, seven of ten with a pool, dues $650 a year.

Turtle Creek

Median $689,900. Built 2013 to 2016, gated, on Outrigger Circle. The median sale took eighteen days. Dues are $212 a quarter.

Rockledge neighborhoods above $800,000

Rockledge Acre Estates

Median $830,000. Built 1991 to 2006, gated, median lot about an acre, 2,645 to 4,144 square feet. Five of six recent sales were on water and five of six had a pool. The median sale took 138 days, so plan for a slower runway in both directions.

Indian River Isles

Median $1,258,000. The top of the Rockledge market, on Anchor, Capstan, Bosun and Topsail off US 1. Twelve of fourteen recent sales were waterfront, with canal and river views. Sales ran $521,000 to $2,700,000, and homes reach 6,262 square feet.

Catamaran Cove

The newest community in Rockledge, still selling. Townhomes and single family homes off Stadium Parkway, reached from I-95 exit 195.

How to narrow this down

Three questions do most of the work. Do you want land or amenities? Timbers West and Rockledge Acre Estates sit on about an acre with little or no association. Ashwood Lakes and Phillips Landing give you a pool and a playground on a smaller lot.

Do you want a gate? Only Sierra Lakes, Turtle Creek and Rockledge Acre Estates have one.

Do you want new or established? Harvest Landing and Catamaran Cove are the new construction answers. Everything else is resale, and in Rockledge that often means a bigger lot and mature trees.
