What does a square foot cost on Florida's Space Coast?

Across Brevard County, the median runs from about $193 per square foot in Palm Bay to about $384 in Cocoa Beach. That is drawn from 399 Space Coast neighborhoods on this site with a recorded price per square foot.

Most price conversations here happen at the city level. Someone tells you Cocoa Beach is expensive and Palm Bay is affordable, and that is true enough to be useless when you are actually choosing between two houses.

So I went and measured it. Every neighborhood page on this site is built from what recorded there, and 399 of them carry a price per square foot. Here is what that adds up to, and the part that surprised me.

Cities with fewer than five measured neighborhoods are left out, because a median built on three data points is a rumor, not a number.

Crossing the causeway roughly doubles the price

The six barrier island communities, Cocoa Beach, Indialantic, Melbourne Beach, Satellite Beach, Indian Harbour Beach and Cape Canaveral, all sit between $309 and $384. Every mainland city except Merritt Island sits between $193 and $232.

Cocoa Beach at $384 is very close to exactly twice Palm Bay at $193. That is the beachside premium in one number, and it is larger than most buyers expect before they start looking.

Merritt Island at $267 is the interesting middle. It is technically mainland, it is surrounded by water on every side, and it prices like neither group.

The gap inside a city is bigger than the gap between cities

This is the finding that should change how you shop. The spread from the cheapest to the most expensive Space Coast city is about $191 per square foot. The spread inside a single city is frequently larger than that.

  • Indialantic runs from about $195 at Palm Colony Club to about $887 at 2795 Ocean. A gap of $692.
  • Cocoa Beach runs from about $189 at River Bend to about $776 at Burchfiel and Bruner. A gap of $587.
  • Merritt Island runs from about $176 at Palmetto to about $549 at J W Stewarts.
  • Palm Bay, the most affordable city on the list, still runs from about $114 to about $280.

Which means the city you choose matters less than the pocket you choose inside it. There is affordable Cocoa Beach and there is expensive Palm Bay, and the averages hide both.

What to do with this if you are buying in Brevard County

Use the city number to set expectations, then throw it away. Once you are comparing two actual houses, the only comparison that means anything is neighborhood to neighborhood, and ideally street to street.

Price per square foot also quietly punishes small homes and rewards large ones. A 1,100 square foot beachside condo will show a high number per foot and a low number on the contract. A 3,200 square foot house inland will do the opposite. Do not let the metric talk you out of the right house.

Is price per square foot a good way to value a Space Coast home?

It is a good way to compare two similar homes in the same neighborhood and a poor way to compare anything else. Lot size, water access, age and condition move the number more than square footage does, and none of them show up in it.

Which Space Coast city has the lowest price per square foot?

Palm Bay, at a median of about $193 per square foot across the 51 Palm Bay neighborhoods measured here. Melbourne at about $204 and Titusville at about $216 are the next two.

Why is beachside so much more expensive per foot?

Supply. The barrier island is a fixed width and it is already built out, so almost nothing new gets added. Mainland Brevard still has land, and land is what keeps a price per foot down.
