Where to Live in Merritt Island FL: 2026 Area Guide

Thinking about moving to Merritt Island, Florida? This 2026 area guide breaks down the five main parts of the island so you can figure out which one actually fits your lifestyle. From rural North Merritt Island near the Kennedy Space Center to the larger waterfront homes at the southern tip near Dragon Point, every area on this island feels a little different. Here is what you need to know before you choose a neighborhood on Merritt Island.

Where Is Merritt Island, Florida?

Merritt Island sits on the east coast of Florida in Brevard County, also known as the Space Coast. It is about an hour from Orlando and sits between two rivers, the Indian River on the west side and the Banana River on the east side. Even though it has "island" in the name, Merritt Island is really more of a peninsula sitting between the mainland and the barrier island that holds Cocoa Beach.

For the purposes of this guide, the island is broken into five distinct areas, moving from north to south: North Merritt Island, Central Merritt Island, North Banana River Drive, Newfound Harbor Drive, and South Merritt Island. Each one has its own personality, its own price point, and its own commute pattern.

Area 1: North Merritt Island

North Merritt Island is the most rural part of the island, and it is home to one of the biggest attractions on the entire Space Coast: the Kennedy Space Center. If you have ever watched a rocket launch on TV, this is where most of them have historically lifted off from. The Kennedy Space Center is also home to a really cool museum, with new exhibits and holiday light displays that make it a fun stop when family visits.

Also located in North Merritt Island is Blue Origin, the aerospace company founded by Jeff Bezos, and SpaceX has a presence in this area too. A lot of the people who work at Kennedy, Blue Origin, or SpaceX choose to live in North Merritt Island for the quick commute.

Parks and Outdoor Life in North Merritt Island

One of the best features of this area is Mitchell Ellington Park, a 114-acre regional park with athletic fields, walking trails, two ponds, tennis courts, a playground, and a boardwalk. State Road 528, which locals call "the Beachline," borders North and Central Merritt Island. That highway connects you east to Port Canaveral and the cruise ships, and west all the way to Orlando and the Orlando airport. North Merritt Island is well positioned for commuting if you work at Kennedy, Blue Origin, or SpaceX, and it is also a good launching pad for trips out to Cocoa Beach or Orlando.

Area 2: Central Merritt Island

Central Merritt Island is where most of the action is on the island. It sits between State Road 528 and State Road 520, with North Courtenay Parkway running through as the main corridor. This is where you find the shopping, the restaurants, and most of the day-to-day amenities Merritt Island residents rely on.

Off State Road 520, you have Walmart, the Merritt Island Square Mall (with Macy's, Dillard's, and JCPenney), Margarita Island (a local Mexican spot inside the mall with great food), a movie theater, and a Chick-fil-A. The mall is not the fanciest anymore, but it is convenient for Christmas shopping or anytime you need to grab something quickly without crossing a bridge to the mainland.

Merritt Island Wildlife Refuge and Ulumay Sanctuary

Nature lovers will appreciate that Central Merritt Island is right next to the 600-acre Ulumay Wildlife Sanctuary, which is known for its bird life, scenic views, dolphins, and manatees. You can hike, kayak, paddleboard, mountain bike, and watch from an observation deck. It is one of the coolest spots on the whole island, and a favorite place to take visitors to nature watch.

Area 3: North Banana River Drive

This area is also located between State Roads 528 and 520, but it sits along the east side of the island closer to the Banana River. It gives you really great accessibility to both state roads and is primarily residential, with a few commercial properties closer to 520.

There are two parks in this area, Kelly Park East and Kelly Park West, both part of the Brevard County parks system. Kelly Park East has pavilions, a boat ramp where you can launch boats, kayaks, paddleboards, and canoes, and is a really nice spot to enjoy the Banana River. Marker 24 Marina and Marker 24 Riverfront Grill are now open and operating in this area. They offer boat slips, a boat club, and a fun riverfront restaurant. It has become one of those spots locals like to go to grab a bite and watch the water.

Boating Capital of Brevard County

Merritt Island is known as the boating capital of Brevard County, and this area has tons of waterfront properties. If a boat is part of your dream of moving here, this is a great area to look at, but there is something important to know. There are some homes that have direct canal access out to the rivers, but some lower bridges cannot fit certain boats. If you have a T-top or a tower, you might not fit through those bridges, which means you cannot get from certain canals out to the intracoastal or the open ocean. That is a conversation you absolutely want to have with your agent before you buy a home, so you make sure you can actually get your specific boat out where you want to go.

Area 4: Newfound Harbor Drive

Newfound Harbor is the quieter, more tucked-away part of central Merritt Island. It is primarily residential and waterfront, with many homes offering direct or canal access to the Banana River. This area is known for being peaceful and a little more upscale, with mature trees and a slower pace than the busier sections around the State Road 520 corridor.

If you want to be close to the shopping, dining, and commute corridors of Central Merritt Island but you want to come home to a quieter waterfront neighborhood, Newfound Harbor is worth a serious look.

Area 5: South Merritt Island

South Merritt Island stretches from State Road 520 down to the southern tip of the island at Dragon Point. This area is mostly single-family homes, but there are a couple of condo complexes nearby, including a fairly new one called The Riverfly, conveniently located right next to the airport.

The age of homes in South Merritt Island really varies. You can find homes from the early 1900s all the way up to brand new construction, with prices that range from around $300,000 up to multi-million-dollar waterfront estates. So it really depends on what you are looking for.

Schools, Parks, and Commute

South Merritt Island has two schools, Tropical Elementary and Thomas Jefferson Middle School, and two parks, Audubon Park and Rotary Park. Almost at the end of the island, you have on-ramps to the Pineda East, which gives you access to the beachside, and the Pineda West, which gives you easy access to Melbourne. A lot of people in South Merritt Island who work in Melbourne have a really nice quick commute, sometimes faster than driving up to Central Merritt Island depending on traffic.

Dragon Point and the Southern Tip

The southern tip of Merritt Island, from the Pineda Causeway down to Dragon Point, is known for its larger homes and direct access to either the Banana River or the Indian River depending on which side they are on. Dragon Point itself has a fun piece of local history. Back in the 1970s, a local artist built a dragon sculpture on the tip and named her Annie. Annie was eventually destroyed in a hurricane, and there has been talk over the years of bringing her back. The property has changed hands and the future of Annie the Dragon is still up in the air, but the southern tip remains one of the most iconic stretches on the island.

2026 Update: What Has Changed on Merritt Island

A few quick updates for 2026. Marker 24 Marina and Marker 24 Riverfront Grill are now fully operating and have become a fun waterfront destination on the Banana River. The dining and amenity options around Central Merritt Island continue to grow, and waterfront inventory continues to be in high demand, especially homes with clear bridge access to the open water.

Which Part of Merritt Island Is Right for You?

If you want rural, room to breathe, and an easy commute to Kennedy Space Center, look at North Merritt Island. If you want to be in the middle of everything with shopping and restaurants right outside your door, look at Central Merritt Island. If you want boating access and a quieter residential feel, look at North Banana River Drive or Newfound Harbor. If you want a quick shot south into Melbourne, larger lots, or the prestige of the southern tip, look at South Merritt Island.

Merritt Island is a beautiful, unique place to live, and there really is an area that fits almost every kind of buyer. The trick is figuring out which one matches your lifestyle, your budget, and your commute before you start touring homes.
