Why did my neighbor's house sell for so much more than mine is worth?

Because on the Space Coast the price gap inside a single city is routinely larger than the gap between the cheapest and most expensive cities in Brevard County. Two homes a mile apart can be hundreds of dollars per square foot apart.

This is the hardest conversation I have with sellers, and it almost always starts the same way. Somebody down the street sold high, that number is now stuck in your head, and every conversation about your list price gets measured against it.

Here is the data that explains why that number may have nothing to do with yours.

The spread inside one city, measured

Across the 399 Space Coast neighborhoods on this site with a recorded price per square foot, the gap from the most affordable city to the priciest is about $191. Now look at what happens inside single cities:

Indialantic alone spans $692 per square foot from one end to the other. That is more than three times the entire county-wide city spread, inside one small beachside town.

What actually creates the gap

In every one of those cities, the top of the range is doing one of four things:

  • Direct water frontage, particularly ocean or a wide river view rather than a canal.
  • Boating access with no fixed bridges, which is a small number of streets and a large premium.
  • Newer construction in a city where almost everything else is decades older.
  • A small pocket of large homes that simply does not resemble the rest of the city.

If your house does none of those things, the sale at the top of your city is not your comp. It is somebody else's market that happens to share your mailing address.

How to find your actual comp

The order matters. Work from tightest to loosest and stop as soon as you have three:

  1. Same neighborhood, same water situation. If you are on a canal, only canal sales count.
  2. Same neighborhood, any water situation, adjusted. Waterfront to non waterfront is not a small adjustment here.
  3. Adjacent neighborhood, similar age and size.
  4. Same city, same decade of construction. This is already loose.

What does not belong on the list: the highest sale in your zip code, anything with a boat lift if you do not have one, and anything that sold more than about six months ago without adjustment.

The listing price question this actually answers

Sellers usually ask me whether they should list high and come down. On a street with a tight, obvious comp set, no. The buyers shopping that street know the number, and an overpriced listing just makes the correctly priced one next door look like the smart choice.

On a street where the spread is genuinely wide, and Indialantic and Cocoa Beach have plenty of those, there is more room to test. Not because buyers are less informed, but because the honest range really is wider.

Recorded sale prices for any Brevard County address are public through the Brevard County Property Appraiser, and countywide statistics come from the Space Coast Association of REALTORS.

Common questions

How many comps do I need to price a Space Coast home?

Three good ones beat ten loose ones. A good comp shares your neighborhood, your water situation and roughly your era of construction. If you cannot find three that tight, widen on age before you widen on location.

Does the highest sale in my neighborhood set my ceiling?

Only if that home is genuinely comparable to yours. In Brevard the top sale in a neighborhood is very often the one direct waterfront property, and that sale sets a ceiling for waterfront, not for the street behind it.

Should I price at, above, or below the comps?

It depends on how wide the honest range is on your particular street. Tight range, price at it. Wide range, there is room to start higher. What does not work anywhere is pricing off a number you liked rather than a number the sales support.
