The Basics

The Merryvale is Viera Builders' smallest floor plan on the 65-foot wide lots in Laurasia, Viera West. It comes with a tile roof (standard on all 65-ft lot homes) and is available in three exterior elevations — with Elevation C including a charming front sun porch. Specs: 2,708 sq ft, 3 bedrooms plus flex room, 2-car garage with workshop.

The Kitchen Island

The centerpiece of the home. The island is genuinely oversized — big enough that Rachel joked "you get your steps in just going around it." The gourmet kitchen package includes a 36-inch cooktop, hood, and microwave/range combo. Upgrade to double ovens with a microwave drawer for the full setup. The "pantry" here is configured with extra cabinets rather than a traditional walk-in, giving it unusual storage flexibility.

The Flex Room

Can be built open or closed. Open, it expands the great room and works as a dining space or billiards room. Closed, it becomes a very large private office with double doors. Many buyers keep it open for the expansive feel.

The Lanai & Lot

Large lanai with a direct door from the primary bedroom — perfect for morning coffee or pool access. This particular model backs to a berm lot (a landscaped hillside with a stream behind) giving excellent privacy without a waterfront premium. The lot has ample room for a pool.

Primary Suite

Large bedroom with the lanai door, a beautiful walk-in shower, wet closet, and linen closet. Roomy enough for a king setup with seating — and Rachel noted the closet might finally be big enough to share with her husband.

Secondary Bedrooms & Bathrooms

Two bedrooms at the back of the home. One is en suite with its own shower and walk-in closet — ideal for guests or older kids. The other shares a full guest bathroom. There's no separate half bath in this plan, so the guest bath serves all non-primary bathroom needs.

Merryvale 1 vs. Merryvale 2

The single-story Merryvale (featured here) works well for smaller families and empty nesters. For larger families, the Merryvale 2 adds a second floor with a sitting area, full bathroom, bedroom, and closet — essentially a private suite upstairs. Same footprint, additional floor.

Garage & Laurasia Standards

The workshop garage gives extra depth. From the street it nearly reads as a three-car garage. Standard Laurasia features include epoxy garage floors, crown molding in living spaces, 8-foot interior doors, 5.25-inch baseboards, and pre-plumbing for a garage sink.
